San Felipe is going BIG

Here's a update to the real estate market of San Felipe. I posted this here in the General Discussion for all of you to see the growth rate of this town. Soon...it'll be renamed Carbos San Felipe!

*The South
This development is a good example of the future San Felipe. This development was under ?bulldozer? as we visited Russ, who?s in charge of this newest incomer of a Campos, last November. Today?there are houses going up, pool with hot tub, store, the whole works! About 92 lots of 96 or so, have been sold. The good deal at this Campos is that the buyer is required to proceed with building his/her la casa within 18 months?or loose it! We?re looking at a price range of $200.000 homes. *Mi Casa del Mar
Reported sales are vastly up. The construction furry is obvious to the eye! Land value here jumped 25% according to Ken Carpenter. Go to www.micasadelmar.com price range of $200.000 and above for a house.


*A new eight-story condo complex has started, south of the port. This is alongside of the highway, overlooking the port to it?s left. Land has been leveled, pillars brought in. Construction trailer on site. Wow!

* Down past the Military post, the south of town, there was a hotel some years ago. Went broke with a lack of business, from what I was told last week. Forgive me?but I didn?t take notes on this one! There is a FULL army of a crew doing a condo/hotel conversion! We were invited to view two unfinished suites. This place is going to be a hip-hop of a joint! The entire grounds is under FULL attack from restoration workers. Palm Trees are being installed along side of the highway. We are talking big bucks here for the restore. I was told that these condos will have a starting price range of $120.000


*Campo Octillio land values went up 20 % in the last four months. Three more new homes finished or under construction. One home was sold two weeks ago for $170.000. We completed another land deal there. Salvador is the contact guy there.

*Pete?s Camp has soooo much new construction going on1 A few of the older homes were bought out, and currently under remodel / expansion. The new subdivision I was hearing about is true. Lots are currently being developed and power grids placed in. Last house sold in Pete?s was $63000.00 for a dump!

*El Dorado?I think I was hearing things, and forgot to take my meds! The group of us entered the El Dorado sales office to see what this golf course was all about. The lots are selling for $400.000.00 each! And not many left! These are directly on the lake embedded golf greens. I asked my friends if I heard correctly the sales guy throwing these numbers at us?I heard correctly! Sorry?I just don?t see the El Dorado being worth that kind of buckos.

* Playa del Sol is showing an upswing of construction. Five lots have been sold there in the last 4 months.

I think it gets too hot to live in the San Felpie area full time. I would have to keep my home in San Diego for the summer months. With prices going sky high on both sides of the border I think we will just keep our place here, canyonside in San Diego, and rent places now and then all over Baja! How's that?

That was my thoughts....till I seen the values there go bazoka! We are building a vacation home there at Campos Octillio, and investing in rental properties of the future. Email me for your next vacation rental! In a year or so:lol:

Geart post, Sent it to Mon and Dad they will be happy to know that there newly remolded home with a huge kitchen will be worth a lot at Petes if they ever think of putting it up for sale. Land is going crazy in Baja.
