Ya it would be a good deal if it was Fideocomiso land but for lease land? Maybe $75,000.

$75k. What part of Baja are you living in? In the mountains, 1/2 way down baja or on a cliff overlooking inaccessable rocky beaches? If I owned the land, (which I don't want to) I'd be tacking on another $100k. Where can you buy a house, on the beach with access to SANDY beaches, within a very secure ejido, within 2.5 hrs of the border?

Baja Warrior is correct as he has a great place too in SM (on a sandy beach).

$175K for a house that the land owner, or Ejido, owns and can tell you adios at the end of the lease, which cannot by law be for more than 10 years, is way too much money.

I just bought a new 2 story 1600 sqft house with white water ocean views in a brand new gated community with 24 hour security guards on a sandy beach 20 minutes from the border using a 50 year fideicomiso for $164K. Granted, it's not in a remote area like yours and I have to put up with paved streets, a new plaza, three large grocery stores, ATM machines, movie theaters, enumerable restaurants and other services 10 minutes away. And the nightlife in TJ, man nothing "interesting" happens there. The ability to be in the US in 20 minutes using my Sentri pass is also a real drag.

You'd have to really love the San Felipe area and be willing to lose $175K, a big chunk of dough in anybody's book, to buy your place.

I'm not trying to flame you, but with fideicomisos, buying on leased land is becoming a thing of the past, especially on Ejidos, considering their rush to privatize.

$50K would be a high price.

That guy is tripping at his price. I put my buddies on there for comparison but it got deleted. I don't really care.
It might be a nice beach. I don't know. San Felipe isn't my cup of tea. Too hot and too many motorhomes.

Guys, it's been fun and all comments are welcome!!!! This is what this board is all about. Isn't it great!!! Pricing like all real estate is subject to negotiations and comps. I'm just basing my asking price on what has been sold in the past number of years in Percebu. It may go up or it may go down in the fall, or I may change my mind and keep the place for a couple of years more!

As is all leased land, 10 years is the max one can negiotiate a lease and then, one has recourse by Mexican law if you are legal (FM3 or FM2). Your house is not lost - ever.

As always - location, location, location!

Yes location is everything. Before I bought my lots in San Quintin I checked to see how much the equivilent lots at Ventana Del Mar were selling for.
There wasn't an exact match because no lots in Ventana are right in the water like mine.
But the closest thing to mine was a 10000 sqft lot for $500000.
So I figured the $50000 I was paying was a good deal. I think mine are worth 75-80000 now but I have no intention to sell.
San Felipe has an airport of entry and that's a great marketing point.
In San Quintin we have a paved runway at the military base and some talk about it becoming an airport of entry.
The thing I like about SQ is that I can continue on down the Hwy 1 to other destinations depending on where the fishing is good. Or I can fly because we have a runway at Pedregal.
Good luck on you price. I hope you get what you think it's worth. Lots of people like San Filepe.

Guys, why are you bashing other people's property, homes, and location?

Homes in differant area's go for differant amounts of money. That's all there is to it. I am on leased land as well and prefer it that way, and that is MY business. The market has steadily climbed and that is what Beach Houses are fetching. I know that house, and it is nice, in a very established campo.

When I bought my place the Fidecemisos wasn't around and I couldn't have afforded it along with the purchase price of my home. I got in cheap, made some improvements, some additions, and lastly a new 1500 sq. ft. home over my 1500 sq.ft. garage while keeping my original Beach Front home for guest's and our teenagers. I'm glad because I made my move, I have now 14 years of great memories of owning and improving a vacation home. I'm glad I didn't listen to the people who are still sitting on their couches in the states saying "that I shouldn't buy in Mexico, they're going to take it away!"

That is what some of my neighbors in Baja were told also, over 40 years ago.

So back off please, nobody is bashing your location, and we could, easily.

Hey BajaWarrior, I guess maybe it does sound like bashing. But like I said it's an open forum. If you post your property here people can comment. Maybe, if you are afraid of the comments then you shouldn't post the price or post it on a realestate page with no forum.
Sure you could bash San Quintin. It's windy and can be a little cold. The town is dusty and haphazard. It certainly hasn't caught on like San Filepe.
I'm not really trying to promote San Quintin either. I like it the way it is.
ViaBaja's place looks very nice. Maybe that's a good deal for the area. If anyone is interested they should check it out and judge for themselves.
As for my comments... that's all they are. If that place is worth the money it will stand on it's own and nothing I say could hurt it or help it.
Plenty of people bash Cabo San Lucas and last time I checked prices were going up there not down.

Actually, I wasn't bashing San Quintin, I really like that area, but we are interested in Water sports with warm water, that's what draws us to our area. I was speaking of 20 miles from the border.

Ever?? What about at the end of the lease? All improvements to leased land, including any structures, are the property of the land owner.

The owner has no legal obligation to renew a lease.

Am I wrong? If so I'll make a reasonable offer.

As far as old fashioned values go, does knowledge fit in somewhere?
