This casa is on two lots. I use the second lot to park a boat or our truck. Also on the second lot is a 10'X18' workshop with work bench, sink and storage shelves. There are a total of seven solar panels for use in the summer or after 10PM when the beach power is off. The inverter and batteries provide all the power you need to run lights/fans and HughesNet internet. Full internet set-up with dish and modem is included.

Other details- the house is 1150 square feet plus a 10'X30' front porch. Both bathrooms and kitchen have just been remodeled. There is a separate laundry room with washer and storage shelves in the back of the house. Included is the full set-up for internet ready to go/full stereo set up with indoor and porch speakers. A new roof was put on last year. Posada has a gate that is closed after 10PM by the night guard. For the lease cost of $7900/year you get all the water you can use, a very good sewage system that puts nothing in the bay, trash collection and beach clean-up, daytime security, 110 Volt electric from the community generator from 10AM-10PM all months except June-September, (Tons of solar power for off power times), a first class tennis court, boat ramp and large community function palapa. To sanquintinsince73- we have been there now for 10 years and we have been the only ones at Posada Concepcion who have lived there full time...yes, during the summers. As we near age 70, and find some developing health issues to deal with, Posada is just too remote now. We have a place on the mainland in Zihuatanejo that will become a full time home. Zihuatanejo has five good hospitals and a first class airport with direct flights to California.
To Mike- yes, almost half the lease cost is for the second lot. If one were to sell off this lot and be willing to loose the parking spot and large workshop/store room, the lease would be $4200/year. Mission Jim's place is three houses behind ours

In response to 3 U2U's I'm thinking there is some interest about letting go of the second lot to reduce the lease cost by 45%. Let me explain what I think I know about this...based on past experience of seeing how things work, the sale of that small lot could bring in somewhere between $3K-5K USD and reduce your lease expense. That lot is about the size for a small trailer if you keep the workshop. There is plumbing in it for a toilet with modification. To build a small casa there is also an option and it's just 50' to the waters edge.
