Price looks great!
Marina's can be very nice; ocean views, sounds of the sea, and close to many places/shops.
They can also have bad smells, too many tourists and theivery.

It seems an excellent condo for an avid fisherman and his wife who rent a slip at that marina. I wonder if you are allowed to expand the kitchenette
into something more livable.
