Bed and Breakfest anyone?

I am thinking of renting yerts on my fish camp.
All set up. Cots, clean sheets, etc.

I am living in a house nearby so it will be open for use during the day.
Big breakfest spread in the morning.
Rides into town daily.
4 x 4 pinics to the San Quintin point or the mountains. I have an F-350 Offroad. I can mount bench seats in the back. Seat belts and all. It has a Roll bar. You can stand up in the back offroad.
Complimentery inflatable boat rides around the bay.
Drive down, or I can pick you up at TJ International in my plane and back.
Curtesy car for all pilots who fly in.

It will be very picturesque. I will start my plant nusery there in the camp and find some mature trees that I can bring in and make each spot pretty and private.
Right on the bay. So nice.
Plenty of space and super quiet there.
Plenty of shelter from the wind from the ajacent houses, usually empty...

We are gated and fenced and guarded.
There is a Night Watchmen who lives nearby in a camper.
And a fulltime caretaker lives the too with his family.
Very secure. Safe.
The Army is at the end of my road, at the highway.
I hear the respond very quickly when called...
But I have never needed them or anyone else. I'm usually the only one there.

My friend Corey is coming with me. And my new girl who I will probably marry.

Corey is the best natural halibut fisherman there is. He is a Newport/Mesa native and grew on on the sand.
He is vegan and is able to subsistance fish even here.
He is a former racecar driver and is a Beemer/Merc master mechanic. 31 years old.
Corey's family owns a small beach resort compound over near Puertecitos.
So we have atleast 1 beachfront casita that we will rent out too.
I'll fly you over from my place.
They have a good long runway there. Easy.

Linda, my girl, is retired with me. She is a Ca. State licensed Physician's Assistant and has had some high power jobs. She is solid and a good counterweight to my somewhat mercurial demeanor.
She is helping me greatly. A keeper.
A angel sent to me by God.

So... let's fish.

Corey's brother, Mike, is a Marine Biologist at Cal State Long Beach.
The best fishing gear rigger on this planet.
He has been signing on any boat that will get him out to the Bluefin.
But so far he has only brought home piles of Yellowtail, Yellowfin, Mahi.
He's going out tomorrow and some of the bluefin are now at 300lbs.

He is helping me with my Tilapia Ranch..

So I'll fly him down when he has time...
He also has a six pack license...

I make deliveries...

I'll meet you at the border gate and have a car waiting...
You'll need to get a tourist visa there.
They will ask later wherever we land. And a passport or card.
The plane and I will already be legal and ready
I think I can make it straight shot to Guerro Negro.
About 4 hours.
We can make a stop or 2.
Have to go to Loreto 1st for gas unless G.N. has it... use to have it...

Maybe offer all three price choices with these as options:
A=Room+ breakfast is $50
B=Room+ breakfast & dinner is $60
C=Room+ breakfast, dinner, and tour is $100.

Linda has a big Buick that I 'm using as my limo.
Corey has a diesel Merc that we're turning into a "Rally Car". A big boxey yellow one. I think it has a turbo...
Or you can have a quiet dinner at camp...
Around a camp fire... and a cook...

The numbers may be too low at 25, 30, 50 per person with meals... Just crunch the numbers and check with other B&Bs in Baja for what works: Baja's Best (El Rosario), Ignacio Springs (San Ignacio), and there is Blanca in La Bocana and Shari in Asuncion... but I don't think they include breakfast anymore?

I’m pretty sure it’s normally spelled “yurt.”

Put beds in the yurts. Cots are for tents. Yurts should be pretty deluxe accommodation. Put in hardwood floors, nice furniture, bathrooms, etc. and they would be good lodging.

If you want to be more minimalist, then go with cots in wall tents on platforms, and shared bathhouse.

San q gets cool at night, and cool in off season, so equip tents or yurts with oil or propane heaters.

Raised floors are great as it can be so wet at San Quintin...
We really liked when Cielito Lindo (Dave and Juanita) Gypsy's RV Park was open with its INDOOR camping building... the early 2000s.

Guaranteed clean sheets. The staff will be on hand when you arrive. If you don't like the sheets we will clean.
I'm including clean towels and I'll set up a warm shower.

I thinking in the hills back by the Bien Pastor hospital. It has it's own runway.

Perhaps his superstar practices subsistence farming, and the “subsistence fishing” is to what he does to provide fertilizer for his garden. Would caching fish to fertilize garden qualify as vegan?

I suppose we will know after fishy opens his hotel and we can visit the vegan breakfast buffet he will provide to guests.

Good point, although a lot of those costs can diminish with volume. Your figures are only the cost of the 1st customer. Marginal costs should decrease with volume. You haven't included the investment in yurts, beds, etc. That first guest is the most expensive.

Perhaps you should calculate some of your costs before you decide on a pricing structure? You're going to have some sunk costs in the structures, beds, bedding, furniture, facilities, etc. Need to plan how to amortize those costs. Also, need some kind of estimate of your potential number of clients. How are you going to advertise? Any possible financing, so it's not all out of your pocket? Taxes, business licenses, citizenship issues regarding business ownership, local authorities, land use restrictions. Any of those could pop up and bite you in the arse.

We called that a "business plan" back in B school. Always nice to start with a solid, well critiqued, brutally realistic, and very conservative plan, don't be taken in by the "stars in your eyes." Your idea sounds wonderful, but you need a well thought out plan to maximize any chance of success.

At least you're looking at a business you can probably continue to do as you age out.

Notice that some folks have difficulty operating their businesses (or lose them) if they get too old or happen to be sick or injured. The private flying business seems particularly susceptible to age or illness issues for you as a pilot. Running a B&B is not as dependent on your physical abilities or health. That's a good thing for sure in your favor. BajaBlanca and shari seem to keep the lights on quite well.

Bob, keep in mind that I asked Mike (Fishbuck) if that was a price for double occupancy only, and he said yes... So the room is $100 a night. The one staff with benefits, is for the whole complex unless each room has its own personal valet. Of course, if Mike only has one room rented a night, then yes, $25 of the $100 (not $50) is for staff.

If costs climb then don't include the cost of meals in the future.

A staff of one at $25/day is not going to do all the cooking, cleaning and maintenance. 25/day ain’t good pay for a competent do-it-all staff, and no employee will want to do it all. Does fishead cook, clean and maintain? How’s he going to have time to do that when he is going to be spending all his time as fishing guide and flying air ambulance for all the injured gringos from his motocross track with half pipe?

Nobody said it would be a one employee operation. Bob & Susan can advise best as perhaps a similar-size operation (but vastly different accommodations/ clientele, probably). When we stayed there-there was one local woman who set up the breakfast in the morning and did housecleaning in the afternoon. That's what I recall. I think we were the only guests? So odd that a little heat scares folks from Baja in July!

"double occupancy only" No sense in that, excluding solos. Price accordingly vis a vis number of guests, number of days, tours, meals, pick-up/delivery (a "package" deal). Especially in beginning stage of development, you'd want repeat business. You might even have a camp site or two - would be attractive with meals included, fishing boat available - flat price for a breakfast, dinner (de jour).

We leased our villa in Bajamar for many years, we've hosted wedding parties, funerals, race teams, corporate events, etc.

Eventually, you will develop a core group of repeat customers. Always reward loyalty and make it special when you can.

It's part of our "beach culture" so you probably wouldn't understand.
