It seems like it is a sellers market in Baja for sure. I've been watching several places in San Felipe and everything has sold in the last six months.

What's this mean?

''Easily transferable and new owners needn't be present in Mexico to purchase. Couldn't be simpler to purchase sight-unseen.''

Who buys RE w/o seeing it in real time? Who expects to sell it w/o buyer seeing it? Sounds like a Craigslist scam.

submarine_dbk - 5-27-2021 at 05:39 AM

@ Goat

Nope - Not a Craigslist scam. Jose is known and trusted in Mulege and up and down the beach at Punta Chivato. He's helped us and numerous other homeowners with a variety of things over the past years.

A number of people do. My house in Loreto (Bay) sold just this month, via internet photos and FaceTime walk through. My realtor told me that this is becoming more common. Of course it helps if the buyer is familiar with the area, but to assume a scam is a little out there. Due diligence, always recommended, can clarify or confirm buyer’s concerns.

I second the approval of José at Mulegé Realty. He’s a licensed Mexican realtor.

CNN recently picked up on the “virtual” buying of houses abroad:

What's transferable? Title? Fido? Land lease? Did I miss this?

Jose is a good guy. I'm sure he means you can transfer the fidecomiso.

Jose,
do you know the "flooding History" of this place? meaning, when the hurricanes hit, does it get flooded?

The craigslist listing says the house is in Loma Azul. That's a neighborhood up above the river valley. I've been there. It does not flood. However, there might be some hillside street flooding during a hurricane.

Properties are going very fast in some areas. But they are still way down from 2008 prices. And a fraction of US prices. So a seller's market, but still very good deals.

If you want a place in a desirable area you might need to put in an offer just off of virtual.

We are making an offer on a place in Loreto soon.

What you bring the facts and the goat checks out?

I have to agree with goat 100% !! Although I wouldn`t say it is a scam. And even more, the Mulege market is slow , vvvveeerrryyy slow. Some other properties on the market much cheaper are not sold for a long time. And btw. Mulege is not the market where you can sell a property for more than 150 to 180 K. Mulege is not Cabo! And even here in Cabo the RE market is very slow. I know the location of this property. And YES, it is overlooking the Serenidad runway. Which means, all airplains (well I mean those grashoppers with the loud Prop engines) are lifting their butt right above this property at the end of the runway across the river.

I know this house very well and have stayed there several times and visited many many times over the years. Airplanes have never been a problem; the airport is far enough away the planes make their turns both taking off and landing before the house. The house is very well built with an outstanding views and a very large garage.

This is a bad take.

How about some pics of your Loreto "take".... :light:

Russ - 6-2-2021 at 01:50 PM

The market may have been in the dumper but it has picked up considerably recently here. So when Jose says you should jump in on a deal I'd consider that sound advise. Last month Jose started work on selling both my properties. Yes, the Mulege / Punta Chivato area is surely not Cabo. That's another market mind set completely. It's called BAJA.

Shorty McJizzy,
Your comment lacks substance, has no support - can you tell us why it is a “bad take?”

I agree!!!! Airplanes have never been a problem. They are turning. Correct! They have to turn as otherwise they are crashing into the mountains behind. But the turns are made just above this specific area where this house is located. It is the noise I am talking about. Those `grasshoppers`are pretty loud, nobody can deny that fact. And the Serenidad runway is ending just across the river. Oh. and btw. while landing the planes are coming from the other side, the South side. So stating that they are making their turn is 100% BS. Every airplane small or large has to go as straight as possible onto the runway. But first most planes are flying very low across the entire runway to see if there are any, and just in case, chasing straying dogs away.
I stated this earlier: There are not many honest dirt pimps. So? Selling a house maybe will be easier while being honest to potential customers. Just my thoughts.
