Real Estate agents in Los Barriles area


My husband and I are going to the Los Barriles area next week to purchase property.

Please, I need recommendations regarding the real estate agents that are trustworthy:saint:, and I would like to be warned of the agents to stay far-far away from :barf:

Mary Phillips at Baja Properties is considered THE AUTHORITY on the Law and Real Estate in Los Barriles.

I contacted Mary Philiips about three months ago (she said that she is only working in Cabo, or maybe she just doesn't have time to work with people in my price range). Her referral was unresponsive.

All referrals are requested. Send me a U2U if you would feel more comfortable. I leave Tuesday AM and hope to return "In Contract:!:)

That is funny beacause she lives 3 miles north of Tio Pablos in Los Barriles. I saw her there in November.

I don't know. She was the first agent that I called, because she was referred by someone that had bought from her in Los Tinas. Maybe a maximum of $100K is not enough.:?:

sounds like oarnge county...


ALOT of money gets you very LITTLE,kinda sad that the same is happening down in Baja...there are still deals to be had but i've found out first hand that its not through an agent,its by going to where you want to be and talking to local people and making friends in the neighborhood:O:O

Los Barriles is a gringo enclave(I know someone who is smiling down on that!). And the prices reflect that. Although there are probably some deals to be had, they will be hard to find.

Mary Phillips is THE Los Barriles guru. She has her office directly across the road from Tio Pablo's. Actually she is very active and knowledgable about most of the East Cape area. As for Cabo, the firm she is with has an office there as well. As to prices, yes they have gone up. The $400K beachfront house which seemed so expensive three years ago is selling for twice as much. Will it end?

It may end when interest rates on refinance loans on primary residence's increase considerable (remember 18%+ residential loans back in the early 80's :mad:).........then who knows what will happen to primary residence values! :?:

Well, high interest rates have burst lots of housing bubbles. However, my general experience is that upper-end stuff tends to fair better. Convention drivel is that those buyers have more cash available, can get better rates, have other sources of borrowing, etc., etc., etc. I think that, for sure, high interest rates effect the market but, again to my experience, it is more in the areas of extended periods of listing prior to sale and a flattening of the equity curve. Interst, all by itself, does not usually bring prices down.

This is Mexico we are talking about.... anything can happen.
