Rancho Nopolo

My friend's 84yo father in law is still trying to sell his ranch north of san evaristo. You can see it on Google Earth at 24 59'54.25N, 110 45'35.62W. He originally wanted 8 million pesos but buyer resistance has forced him to lower his expectations. The new asking price is 6,500,000 pesos. You are going to have to want to be WAY off the grid and be comfortable with access only by boat from Evaristo. This is not a place for everyone but for less than 400K it's starting to get more real. Anyone out there know what dirt along the coast in this area is worth?

That's a pretty remote location, any idea of the total hectares?
