PRICED TO SELL, One Bedroom trailer (1970's) in good condition, with an addition, IN KEY BEACH LOCATION. The property is located 30 miles from the U.S./Mexican, San Ysidro Border, and 15 minutes south of Rosarito Beach in a secure, gated community, located at the famous k-38s surf spot. The trailer has a large addition, with a bedroom, and living room, and the trailer is covered by a roof, so it stays cool in the summer months. The trailer is located 200 feet back from the ocean. The bluff is an excellent place to relax, meet new friends, enjoy a fire in the fire pit, whale watch, check the surf, and bird watch. All of the neighbors in this small beach front community are very friendly, and are a mix of retirees and surfers. There are several bars, restaurants, surf shop, pharmacy, liquor store, and a resort all within a mile. Puerto Nuevo lobster village is three miles south, Club Marena is next door (south), and Las Rocas Resort is one mile north. It is okay to purchase this property with partners (two or more owners). There is a monthly park fee, which for this unit will be approximately $275 (TBD by the land owner).

Sleeps up to six people (pull out couch, bedroom, and trailer bed)

1 Bedroom (addition, double bed)

Fire place (addition)

Large living room (addition)

1/2 bathroom with shower (small size in trailer)

Kitchen is fully stocked with everything for cooking and eating (trailer)

Storage (outside)

Large propane tank (for stove)

Electric Water Heater

Mostly furnished including pullout couch, dining table, full-size refrigerator, recliner chair, couch chair, living room table, all in fair to good condition.

Only two owners have owned this trailer during the last forty-five years. The trailer was parked in the lot where it currently resides when it was in newer condition, and covered with a roof, so it is well preserved.

The owner is selling as is, and overall, the unit is in fair to good condition.

We live in a key location, and we have 95-100% occupancy at any given time, so this won't last long!!!!

The owners of the trailer park do not plan on selling the land, so your purchase will be very secure, in the long run.

The owner of the trailer is only interested in a cash deal, meaning no financing, trades or barter.

Please respond by email, text, or phone, with any questions, or to make an appointment to view the unit.

P.S., I will gladly show serious buyers around all the local bars, restaurants, and points of interest before closing the deal.

Todd
