*REDUCED by 79K* Best beachfront deal out there...Pt. Chivato, owner financing, Summer blow-out price

This one should have sold at 199,000 but things happen and it is available again for 120K cash. The owners say they want it gone asap so I am hitting the rolodex for all the folks who have said they want an affordable place in Pt. Chivato.

Direct beach-front with larger houses up and down the coast. A real bargain and a sure-fire money maker when the market hits again.

Contact me through the Craigslist ad below. This should go quick at this new price so be prepared.

http://bajasur.craigslist.com.mx/reb/4738947918.html

Stop by Mulege Properties and mention this ad for a free cup of fresh-ground coffee while you peruse all the fine properties available. While you are there take home a piece of fresh lasagna with hand-made noodles and packed with vegetables from Mago's organic garden. You really can't go wrong with this offer.

Saludos.

P.S. The owners want to move quick on this bargain price so I am offering a finders fee if you can bring me a buyer to complete the deal.

Indeed...and our Baja amigas used to collect bushels of 'precious' seashells along that shore called 'Shell Beach' back in the day. (Not to be confused with DavidK's beach..)

Lots of space out front....

You could construct a large garage and a guest casita out front with all the money you are saving at this new lower price. Construction is 50 bucks a sq. ft approx. and maybe a little less for garages. I would be happy to advise the new owner how to go about this. All part of the comprehensive service Mulege Properties offers.

It's the location, location, location (and financing, availability, ease of purchase, etc, etc) that make this an excellent opportunity. Several interested parties already and I am offering a finder's fee for any referral that results in a completed sale.

What more would 2 people need?
How much time did/do the current owners stay there?
How about the neighbors on either side?
Not knowing too much of Pt C (we'll be there in about 2 weeks for a couple of days) is it off grid (i presume so) How about fresh water?
Can you venture a guess as to why they are selling?
U can U2U me if you want.

Ken, It's over by Lynne's I think. This is a really great neighborhood. Everyone works and entertains together. It's on the Punta Chivato water company line.

It is a great neighborhood

The fact is it is the least expensive house in the most expensive neighborhood. With a a little construction it could have all the amenities of much more expensive compounds at a fraction of the price.

The owners want to move on and I am offering a finder's fee to anyone who brings me a buyer that completes a deal.

I am surprised it has lasted this long but the right party will be along when the time is right and it will be a win-win.

The best deal in Chivato

http://bajasur.craigslist.com.mx/reb/4738947918.html

I personally can't believe this one is still listed. The owners are practically giving it away and one lucky owner (or group of investors who want to share it) are going to steal it.

Will it be you?

I would assume that it's in the Federal Zone, right? What does that cost per year or in a one-time fee?

It is out of the Federal Zone.

Pt. Chivato was measured to death several years ago and the houses that encroached paid the fines and those that were not in the zone have paperwork showing this.

Bring a buyer and I'll pay a finders fee for a completed deal.

Several things in the works right now so I know things are moving around Mulege. Retirees from Canada and the USA are competing with Mexicans investing in vacation homes.

Even though it is out of the Federal Zone... It will take the process of getting a Fideicomiso (bank trust) probably in the $5000 USD range and then an annual fee of around $400 USD.... If it is titled property within 50 miles of the coast... The Federal Zone is 20 meters from the high tide line..
Some of the cost is negotiable depending on who you use...
Let's see how many comments this draws....

ONLY 120K now...by far the best deal available in Chivato

The owners have said "move it" so come with your offers.

They have come down on price from 199 to 169 to 139 and now 120 with no financing. You can't beat this deal to live on the waterfront in the nicest neighborhood with plenty of room to add garages, guest quarters, second floor, etc, etc.....

Lot's of people looking this year and even a few buying.

Stop by Mulege Properties and enjoy a piece of pie from Mago's Bakery and let me show you how affordable it is to live on the beachfront.
