El Mogote Project - La Paz Area
Has anyone heard anything recently regarding the mega development proposed for this area?

Looks pretty quite over there!
Questions! All floorplans shown show an 18 by 22 garage, ferry can haul a few electric vehicles. It's my understanding that land access is mostly
four wheel driving. Where do you recharge your electric car since there is no available power on the penninsula (mogote)? Does ferry operate at your
beck-and-call? A helluva leap of faith on the part of the buyer.

Mogote development
You can drive to the very end of the Mogote, opposite downtown La Paz, with no need for 4WD. Not much change there during the last year or so, when we
first started going over for picnics and camping--cattle are still grazing on the higher ground.
The office on the Malecon arranges free boat trips for interested people to go across for a look, and a newspaper article published a couple of months
ago said 97 lots have been sold--the headline mentioned a guarantee, whatever that means [the text didn't elaborate].
Whatever the master plans are, investing in infrastructure doesn't seem to be a priority at the present time, and when I left La Paz [Dec. 28] there
weren't any signs of houses under construction, either.
There's also been talk of building a bridge from La Paz across to the Mogote. In fact, I happen to have been lucky enough to acquire stock in this
phase of the project, and would be glad to sell shares to anyone interested in an investment that is bound to double in value in the near future.

Was out yesterday running on the beach...it is now a road as the projected road still is not built. Nothing new, photo is of the "Villas" sign, a
wood tower so you can see the proposed view, and a bulldozer in the distance. We have been here since the first of December and been underwhelmed by
the inactivity, but rumor has it that the road is to be built starting in January (from the end of the Magote to Centenario). I run this beach (go
out by inflatable) three times a week. Will post if I see anyone alive out there.

Mike, The magote is comprised of sand dunes edged with at least two varieties of mangroves. There are three saltwater lakes fed by seepage from
tides. These are below mean tides. The dunes range up to (a guess) 8 to 10 feet of mean. At least 40 feet of the La Paz side has retreated leaving
mangroves dead and in the water. I can no longer take my outboard-powered inflatable next to the magote as it has filled in, just since last year.
It's nature's way, perhaps it is growing on another part. It will be interesting to see how they stabilize the dunes and from where they get the water
for the golf course. Then, of course, how well such geography survives a hurricane. I've got a front row seat so we'll see. Are you considering
investing?

No investments, thanks. The reason I ask is that when I looked at that previously posted photo the first thing I saw in my minds eye was utter
distruction from tropical storms, etc. I have no feelings about the development but, living near La Conchita in So Cal and seeing daily the lives
lost there, in a threatened place, it just wonder about your Magote. I hope all goes well for everyone involved.

Not to detract from Leras bridge sales
but, El Mogote is one of the buggiest areas I have ever seen. I have not stayed there twice after spending the day there because of the bugs.
I guarantee you have never seen the likes of driving with roof mounted off road lights at night there. Better than a monster movie.
It's a pretty cool place the way it is, but, it won't be nearly the loss that Nopolo is going to be if Loreto Bay happens.
Nature will do as she sees fit with Mogote
