San Antonio del Mar/Looking for feedback
I am posting this for a friend and the property is not yet up for sale. They are just trying to find out its approximate worth. I am just trying to
help them find out the value of their house. Anyone with direct knowledge of the properties please offer your opinions.
It's a 2 bedroom, 2 bath house on the first row overlooking the ocean. It has a large patio overlooking the water. It's located in the San Antonio
del Mar development south of Tijuana. If you live in the area you know where it is. They have a Fidicomiso. (sic?)
Anyway, for the people who might know, what is the fair market value of this property that is in fair condition. I understand that it can vary greatly
on different conditions, etc. but what range is it worth?

I would first visit the area and talk to people living there. It used to be populated almost entirely with American expats but now middle class
Mexicans have moved in too. Ive heard over the years that crime has become a problem and many expats have left there and gone further south.

Not much of a "fair market value" established since everything has changed....the border.....economy.......political and criminal unrest. Buyers just
aren't coming across to buy like they used to, and prices have been set more on a need to sell, rather than a burning desire to buy.
As Maryellen mentions above, SADM has had it's problems and they have been pretty well documented.

Ralph.....you don't often see nationals moving into areas where they don't own the property which, in this case, means the rent is low just to attract
an occupant. That's a trend that will bring a questionable element of any nationality.
I've seen the same thing happen to at least one large camp in Ensenada.

What the market will bear, the only fair market is what a house sold for on close. Clean it up, put it on the market and see if you get action.

I have no idea what it means. Who establishes "middle class?" And, how?
Anyway, there are "questionables" on every social level, and judging from what I have read, SADM is no exception.

Probably means close to what it means in the US. They have a steady income from an office/indoor job that barely services the debt they have incurred.
