Can anyone tell me what the largest size of lot can be put into a bank trust ?

The last I heard there was no lot limit size.

There is no limit....but there are thresholds w2here you have to commit investments (article 14 of foreign investment law). For example for a lot
over 2000 square meters you must promise to invest over $250K in real property. etc Best to consult a Mexican real estate attorney .

limit is 2,000 square meters (roughly 1/2 acre)
anything larger has investment ties (you will have to spend quite a bit of money in buildings or infrastructure)
larger properties can be sub divided into parcels of 2k meters
however, you need a fideicomiso for each (also lotsa money involved)
there are other ways to acquire larger properties though
ask your local Baja lawyer

Thanks Guys , any idea of how much money and over what time frame ?
Have a phone conference with a lawyer tomorrow afternoon . Not sure if he has the answers i'm looking for but it's a free call so i'll check it out .

if you are asking for the cost of the fideicomiso
a one time fee of around $3,000 to set it up
about $350 to $550 each year in bank fees
other costs at the transfer of ownership will occur at the notary public

I was asking how much investment you are required under article 14 of investment law as brought up with rts551 , 5 posts back

REQUIRED INVESTMENT ON LARGE PROPERTIES
Today I received from a Mexican laywer in Loreto the Federal Regulations for Investment on Properties larger than 2000 meters square.
"Relacion tabulador de monto de carta compromiso" states that within TWO YEARS the following applies on properties larger than 2000 square meters for
a Fideicomiso:
Land Size/Square Meters Amount to be Spent on Development in Two Years
2001-3000 $250,000 USD
3001-4000 $300,000 USD
4001-5000 $350,000 USD
5001-6000 $400,000 USD
6001-7000 $450,000 USD
7001-8000 $500,000 USD
8001-9000 $550,000 USD
9001-10,000 $600,000 USD
10,001-11,000 $650,000 USD
11,001-12,000 $700,000 USD

Googled "Fideicomiso Investment Clause" and the old Nomad thread popped up.
We sized our lot at 1,998 sq meters to avoid the clause.
Several neighbors chose 3,000 sq mt lots and have the $250,000 clause included in their fideicomisos. After 20+ years, enforcement has been
non-existant so the clause appears to be meaningless.
