Todos / Cerritos Engineer / Architect?


Hello!

My land deal is going through (finally, that took a while!), does anyone have any architects / engineers they liked for the Todos / Cerritos area that can do the permit applications? English speaking would be required.

Also, is it true if the dwelling is less than 1000sqft you don't need an environmental assessment?

I'm guessing the English-speaking requirement will significantly limit your options. Maybe find an interpreter.

Mooredb,

You need to decide the sort of home you want to build and a budget. If you want something more than a Cabo style block house with tile floors get the contractor to show you work he’s done that matches what you want.

1000 Sq ft houses near the beach are going for $350K and up. Decide where your water and electricity will come from prior to buying a lot. Decide how much of the year you will spend here. July, August and September require the most Electricity, AC and good insulation. Close to the beach is cooler than inland but the lots cost more. Bedrooms on the 2nd floor are a lot cooler at night.

You should plan on being here while building which costs at least $2000/month plus meals.

Plan on the process taking 2 years. Start with a Contractor who can build the house you want. The contractor will have an Architect and Engineer.

google up Facebook Todos Santos and ask for reference,,,check out other projects in Cerritos. There are Many....Realators make good references, also! Have you also considered where your water and Electric will come from?? Major

Interviewed several builders in Todos for a home in Las Tunas. We chose not to go with the above. He refused to give us a breakdown of costs, expenses, fees, to build. Instead a total for everything with no explanation. We didn't trust that and didn't know him well enough to trust him.

His work looked good. Strange way of doing business.
