House for Sale in Bahia Asuncion...price dropped to $25,000

shari - 2-23-2012 at 08:52 AM

It is with great sadness we say hasta pronto to one of Asuncion's resident amigos. Due to health issues, he is back NOB and needing to sell his casita.

For those of you who know the area, this house is next to Casa Pargo behind Campo Sirena so it has a great ocean view, half a block from the beach so the windows do rattle in a big swell! a few steps to great shore fishing, kayak launching, swimming etc.

It has a fideicomiso, clear municipal title (not a lease, not ejido land) and is on a nice 652.6 square meter lot.

The house is a fixer upper, but liveable as is for sure. It has a bedroom, full bathroom, kitchen and garage. It is built at the extreme back of the lot and the plan was to build a front addition to add a living room/dining room. There is also a wall already built on one side. It has great potential for gardens and to be a wonderful home. It has power, water, septic, phone and internet and is central in the village.

the seller lived here for several years and did not buy it as a spec house...he just wants to make back what he put into it.

U2U me for more info por favor.

Nice view Shari! Good luck to your friend and I hope a good buyer comes along to enjoy paradise.

motoged - 2-23-2012 at 10:39 AM

Shari,
Any inside pics???

This is a very dangerous temptation, you know... :saint:

shari - 2-23-2012 at 10:53 AM

the inside is real basic...bachelor pad simplicity...hahahaha...just needs some TLC.

motoged - 2-23-2012 at 11:03 AM

Thanks , Shari....

Timo1 - 2-24-2012 at 12:44 PM

I know this house...That REALLY sucks Shari to loose him

Happier times at Campo Timo

vgabndo - 2-24-2012 at 03:55 PM

I understand that John (standing) is also struggling with health issues. I wish them both well.

zforbes - 2-24-2012 at 05:03 PM

I miss both John and Kevin...and you and Cathy too, Vagabundo! This is a lesson to make the most of every day with your friends and loved ones.

DianaT - 2-24-2012 at 05:04 PM

We very much miss not having him around!

However, now we wish him the best of luck in selling his property.

BajaBlanca - 2-24-2012 at 05:36 PM

man - what a view !!! and in the Hawaii part of Bahia to boot !!

vgabndo - 2-24-2012 at 08:12 PM

In all honesty Blanca, when the campground is full, the view and the ambiance are altered. Given the choice of a poke in the eye with a sharp stick, I'd move right in.

redmesa - 2-24-2012 at 08:31 PM

Tim and Barb know how to entertain! I think we kept that campfire party going for months. The house is a well built house and would not take much to make it homey. Kev was just no Martha Stewart.

vgabndo - 2-25-2012 at 04:40 PM

Yes, a very congenial New Years campfire. Here's our host who taught me to catch Boca Dulces. Timo1

vgabndo - 2-25-2012 at 04:42 PM

I have only this terrible quality...perfect image of Barb.

Diver - 2-25-2012 at 04:47 PM

That's exactly how I remember Barb !
Always a little Fuzzsszsy.
That woman can tell the funniest stories I've ever heard.
We miss them both; maybe next year ?

Nan&D - 2-27-2012 at 06:21 PM

Our amigo bought this house at the same time that we were looking for property and we congratulated (read: cursed) him for scooping us on it. As Shari says, there's lots of potential to develop, but as it is, it would be great for someone looking for a vacation/fish camp set-up. The garage would provide locked storage for lots of junk (read: fishing gear, kayak, atv, boogie boards, dive gear...) Nan

kaybaj - 3-12-2012 at 08:32 AM

whodat?!;)

BajaBlanca - 3-12-2012 at 10:01 AM

well, we sold the little 2 bedroom house we called the COPA CABANA last week. I didn't even have time to post that it was for sale here ... a first time visitor to La Bocana jumped on it the same day we annnounced it to the community and he is now the proud owner of a beautiful house - it sold for $30,000 too.

and we bought the house up the street from ours - unfinished kitchen and spectacular view of the ocean....our house will remain B&B and the new house will be our private residence !!!

tiotomasbcs - 3-12-2012 at 12:56 PM

Blanca, must be nice to have all that money from teaching school?! Sounds like the beginnings of a new Central Coast dynasty, ha, ha!:wow::tumble: Tio See you this summer.

Isn't that house the one that you had that was "pet friendly?"

Sorry for the minor hijack, but it is also a bump for the thread --- :-)

shari - 3-12-2012 at 08:07 PM

NEWS FLASH....I just got back from a few days at the lagoon and was informed that the price has been reduced to $25,000

BajaBlanca - 3-12-2012 at 08:48 PM

:lol::lol::lol::lol: right back atcha.

:lol::lol::lol::lol:

BajaBlanca - 3-12-2012 at 08:56 PM

Diana - it was indeed and now we have a new designated pet friendly room.

Tio - all the money I get from school goes right back into supplies for the school. The real money guy is Les !!!!!! smartest man I know when it comes to planning our retirement.

:light::light:

back to the original thread ...$25K sounds like a real good deal for that pretty view, Shari !! and the whole community feel that Asuncion has ....

Bump for a friend ----

[Edited on 5-14-2012 by DianaT]

tiotomasbcs - 4-13-2012 at 03:55 PM

Disclosure? Mikey and the quads are a bit of a nuisance. When I was there they were a bit obnoxious if you were in the campground there was some noise and dust. I don't think this is a full time problem or something a wall/fence couldn't solve. A used trailer would cost you $10 to $15,000. Tio

Full disclosure? Neighbors are hard to describe, no. When I was there in summer Mikey was a bit Obnoxious with all the quads, etc. Just saying.. Nothing a Good Neighbor Wall might take care of. Jus saying... Good deal in a Pueblo Magico! Tio

kaybaj - 5-13-2012 at 11:37 AM

OK folks, I'm lowering the price again to $20K. This price is only good if it closes by June 15, 2012 for various reasons.

BajaBlanca - 5-14-2012 at 08:38 AM

best of luck. hope the deal closes fast !

DianaT - 5-14-2012 at 08:40 AM

K,
I am not very good with these map things, and I am not sure if this is what he is asking for, but here goes. Google for this area is quite outdated.

Is there where your house is? I think I got it?

Over view of the town

General Area

If this is not what he wanted, or if it is not correct---let me know and pooooof --- it will disappear.

Good Luck!

The waves will sing you to sleep

Mulegena - 5-17-2012 at 06:35 AM

This is a fine opportunity in Baja.

I stayed over the summer as Kevin's guest. The house is comfortable, even in summer, when only a floor fan was needed a couple times and only during the day. Wind really isn't an issue at this house as its on the Hawaii side of town and faces east towards the bay.

The house is livable as-is and very economical. The lot is big and has lots of room to dream and develop, if you should choose. If you built up, you'd have a killer view of the ocean; as is you can see and hear it and its only a short walk away.

When it gets too warm up north, just pop down. Only a day's drive from the border to the best year-round weather on the west coast, imo.

Selling a house is like boiling water...A watched pot never boils.

Cypress - 5-18-2012 at 01:25 PM

Pocket change for a neat place. Neighbors? Must be some very bad neighbors? What's the problem??

kaybaj - 5-18-2012 at 01:41 PM

No problem, except for no buyer yet!

Udo - 5-18-2012 at 05:28 PM

Don't dispair, Kevin!

A buyer may appear out of nowhere.

sd - 5-19-2012 at 06:51 AM

kaybaj -
May I suggest additional photos of the home and area for your daily update. Dropping the price for "30 days only" does not work in my opinion.

Buyers determine "value" by what they are wiling to pay. Buyers love visual stimulation.

Good luck with the sale!

shari - 5-19-2012 at 07:05 AM

actually sd...it worked pretty good...three interested buyers have contacted us about it...but thank you for the suggestion....here is another view of the large lot.

here are some photos of the area....

http://s385.photobucket.com/albums/oo295/blowhole1/Bahia%20A...

[Edited on 5-19-2012 by shari]

sd - 5-19-2012 at 10:33 AM

Yes Shari, thanks for the photos. You and others have done an excellent job promoting the area. From what I read visitors and property buyers make most comments on how much fun the community is, so that is the strong point.

Additional photos of the home, close up. Interior photos to be included. It has been advertised as a fixer I think. Fixer is not in any way a negative term, as long as the buyer sees value.

Additional photos will create interest from buyers and may result in a faster sale. The recent price reduction will create increased interest, but raising the price back to a higher price that did not result in a sale does not work. Keep it at the current price if it is generating interest, and make future price reductions if this price does not result in a sale.

Good luck with the sale!

kaybaj - 5-19-2012 at 10:45 AM

Ok, the reason it needs to sell by 6/15 is because my FM2 expires on that date, and due to health issues I will not be able to get back down to renew it. It is my understanding that selling a house without an FM2 I would have to pay something like 33% capital gains tax to Mex.

sd - 5-19-2012 at 11:42 AM

kaybaj - Sorry to hear about the health issue, best thoughts for getting better!
I have heard about the high capital gains tax but don't know anything about it. Is it a tax only on gain, or is it a tax on the gross sales price? I ask as I will probably buy a property in a year or so.
