So, what about this upheaval at Santispac?

Hook - 5-17-2005 at 10:01 AM

Have seen a couple reports on the imminent eviction of residents from the Santispac area.

While no one claims to have talked to the evictors, there must be some evictees (i.e., Santispac renters) that can confirm or deny this report.

Well, anyone??

Me No - 5-17-2005 at 01:21 PM

I evicted a few scallops from there a while back. Does that count?:tumble:

Bruce R Leech - 5-17-2005 at 01:27 PM

I haven't herd anything from anyone.

Where's Pompano?

Hook - 5-17-2005 at 04:41 PM

Some of his "suspected" fishing buddies were alluding to Santispac residents being given 30 days to clear out of there due to GRANDE development plans. This was reported on Gene Kira's site.

Also believe I saw a post on THIS site about it but I can't find it.

Somebody go by Ana's or Ray's and see what's up!

they are only going to resurface part of the highway. they use the sand to mix with the asphalt .

they are not going to put in the 4 lane highway until after the new Costco is finished.

They might do the four lanes there like the did in San Felipe on Mex 5, Put the second two lanes right dab on top of the first two!!

Bruce R Leech - 5-18-2005 at 08:52 AM

what they do here is more like painting the high way. that is why they use sand and not gravel so they can spread it thiner.

Sharksbaja - 5-18-2005 at 01:07 PM

Is the Bay owned by Ejido or privately owned?

comitan - 5-18-2005 at 01:24 PM

Its owned by an Ejido named Bonifil headquartered in La Paz.

[Edited on 5-18-2005 by comitan]

My "sources" tell me....

Hook - 5-18-2005 at 01:28 PM

.....that Santispac is owned by the ejido, that it sold for 10 million dollars and that the recent sale of one of the structures in there was halted by "officials" (which officials, I dont know) because of the impending sale of the whole Santispac area.

I dont think my "sources" work for Newsweek........

Can a landowner in Mexico terminte lease agreements upon the sale of a property or must a new owner honor the terms of the lease?

I guess it's possible that maybe there was a termination clause in the lease or maybe they were refusing to renew leases as they came up.

Phil S - 5-18-2005 at 02:32 PM

Anyone who buys/leases without any knowledge of Spanish, is asking for it, because there could be a cancellation clause that is what is known as a "weasle clause" here in the states, that could work the same in Mexico, allowing them to cancel the lease should the ejido property sell in some future date.

Anonymous - 5-20-2005 at 07:02 AM

SANTISPAC...SOLD OR NOT! Who knows, but the rumor mill is definitely working overtime. It seems that a lot of people have nothing more to do than speculate and add to the confusion that already exists. As is the usual annual event, the rumor is circulating again this year, only with more speed and more grist. I believe that the rumor has indeed put on some weight this time and may well be true. Several local people have claimed to have connection to the ejido, either by some distant familial tie, or they know somebody who knows somebody who knows...? I have heard a number of different stories regarding the sale of Santispac. Most of these sources, I wouldn't deem knowledgeable or credible on the subject of the sale.
It is my understanding that Fonatur is indeed negotiating with the ejido, for the purchase of Santispac and some surrounding acreage. I understand further that Fonatur has agreed to buy, and the ejido has agreed to sell...all they are doing now is negotiating the amount of money and land.
Like most everybody who lives on Santispac Beach, I am a squatter. I am certain that I will be among the last to know exactly what is going on. When I built my home , I always knew that the sale of Santispac was a very real possibility. It was the risk I was willing to take.
I can assure you that the bull-dozers are not here, and I have not been asked to vacate my premise's. I have received no formal notification from anyone, official or otherwise. As far as I know, no one on Santispac Beach has received any notification.
I believe, that if a sale does occur, I will in due course be notified, and given adequate time to remove my possessions and "residence". I have yet to see a project in Mexico go so fast that I couldn't outrun it.

just like in the U.S. it depends on the wording in the lease.

I traveled from La Paz to Ensenada and back last week and know more info about that stretch than posted here.
i. e. ther is a new surface on Mex 1 around Mulege.
That was the worst stretch of all Mex 1.
i.e. there will be a new cellphone tower on a tip across the river in Mulege.
i.e. around GroNegro you might face very tough 'Pandas' w/ radar guns these days.
They know that all Pi-Gringos are leaving North in a hurry as weather warms up here in La Paz and all BCS.
Take care guys!

This is very true about leasing land in Mexico. As said by all, READ your legalese and understand them!

For those of you that don?t have a clue what Fonatur is?..
Fonatur is Mexico?s national trust for the promotion of tourism. It has managed to mastermind the infrastructure behind modern tourism in Mexico by developing some prime coastal real estate and encouraging foreign investment in its projects.
During its history, Fonatur has developed five of Mexico?s top beach resort areas?Cancun, Ixtapa, Los Cabos, Loreto, and the Bays of Huatulco. Oh....and now recently has put San Felipe on the priroty list!

Anonymous .....I didn?t know that a formal notification from anyone(for swatters)was required!

I will go back and forth with my viewpoints (with other Nomads) here. What I will never do is call them a bunch of schoolyard names! I advise you in intercept some readings from the legal laws of Mexico, for your benefit. ?Like most everybody who lives on Santispac Beach, I am a squatter?. You may not get any notice! if/when they take Santispac they WILL do the airport, it's federally owned now. i just feel bad for Ray, but he'll probably tie in to something new on the beach.

once they bring power down watch out for the lot values at Naranjas, Suenos et al!!

the only constant is change.....:bounce::lol:

"For what it's worth, according to today's Sudcaliforniano, tomorrow in La Paz there will be a meeting between representatives of Alfredo Bonfil Ejido and FONATUR, to sign "intention" papers as the first step in the sale of 1000 hectares of Playa Santispac to that agency."

Uh-oh, Anon will not like to hear this.

I wonder how he will blame this on Pompano or Bruce?

Sharksbaja - 6-2-2005 at 10:32 PM

That's why Bruce has been going down there lately.
Does Fonatur still do developments in Baja of did the failed attempt in Loreto years back point them at international corporations to pull it off. Of course even if they do purchase it the area it could sit idle and off-limits for years.

yankeeirishman - 6-3-2005 at 08:30 AM

Yes, Fonatur still does developments in Baja. There's currently action going on in San Felipe that I am very aware of.

Capt Mike: do you know of the improvements to come at the San Felipe Airport , slated for next year?

sure do.......

capt. mike - 6-3-2005 at 10:50 AM

terminal 1 expansion for 10 new gates. on site restaurant and lounge. passenger gift shop mall. airport business man's hotel, a la quinta franchisee. gated parking and rental car kiosks for budget, thrifty, avis and dollar. new FBO and aero training center. full services incl. engine, radio, instruments repair. charter as well as following scheduled carriers - alaska, aerocalifornia, mexicana, delta and aeromexico. connections to points south and phx, san diego, LA and seattle. connections mainland for guaymas, hermosillo, mazatlan, mex city - vallarta next year.

You know....I just cant get good "solid" data on this expansion of the airport. Would you happen to have any links to point me to? Oh?thanks for responding.
So this explains why all of south San felipe is gearing up, you think?

Cincodemayo - 6-3-2005 at 04:50 PM

Sharks...
The reason Loreto was put on hold for soooo long was that some French scammer took about 3-4 million of people's $$$ and fled back to France. It took over 10 years for the Mexican Government to get him extradited and convicted. They got him from France and he's sittin in the hoozgow in Mexico as we speak. That opened up Fonatur to start with development as it was the last of the five petals in it's logo. The first four were Cancun, Ixtapa, Zewatanejo and Cabo San Lucas. We know how they all turned out....Mucho high rises and not much back to the local economies. At least Loreto gets something out of it. That's at least one positive...We all hate rampant development but it's going to happen.

I will offer you ....

yankeeirishman - 6-3-2005 at 06:27 PM

Now that you all have the insights of a massive wave of humans coming your way....I offer to buy your homes at 25% of current value!:lol::lol::lol:
