There is an association for realtors in Mexico. It's called AMPI (Asociaci?n Mexicana de Profesionales Inmobiliarios). They have a web site:

Plans are in the works for licensing laws and financial safeguards. Of course in Mexico laws are one thing, enforcement is another.

Guess I'm in the right spot as I'm new to this board. I'm interested in knowing about Rosarito and surrounding areas. Is it possible to live quietly, under $2,000 for 2, find a nice house for under $100,000.00 or are we dreaming? Any information would be greatly appreciated and may save some airfare. I know it's best to explore in person, but this is the first step. The climate seems less estreme than the sea of cortez side as much as I love San Carlos. Thank you in advance for any and all info. :biggrin:

Well, thank you for the information on the house that has already sold. We are retiring in 2 1/2 yrs. and this is research. Thus asking these questions. Would appreciate any info. from people living there full time and what Rosarito is all about. Thank you :biggrin:

It will look just like Huntington Beach/ Miami in the future. There are some good deals comparatively speaking to still be had on lots and building. Most homes are already selling for u.s. prices.
On the other hand, it's 1/2 hour from the border, there are great restaurants and always something to do, and it still has a Mexican flavor. Comparatively speaking.
The house hasn't sold yet, but we shall see.

"Most homes are already selling for u.s. prices." Is that really true. Median house in Ventura County is over $600K. That's about 2000 sq foot and not ocean front!

Well, Colorado housing is almost as crazy as CA. This same thing happened in Costa Rica when we moved there. Why do Gringos keep making the same mistakes over and over again!:?::?::?:

I have a very good friend that lives in a campo right on the beach. He would be happy to tell you what is for sale there. It is gated community, and George is always telling me about a neighbor that is selling. In fact there was a beautiful place for sale closest to the beach when we were there in Nov. He is not feeling to well right now from a surgery, but he is always on the computer. His address is bajajorge@yahoo.com

And homes (2000 sf) mas o menos are ranging between $200k and $300k. You can build one for about $100k and buy a lot from anywhere between $18k and $450k, depending on who you talk to.
People don't really build "spec" houses here yet so finding something new is unusual. There are a few for sale that have been started but the owners ran out of money or ???
Prices have tripled in the last few years and will continue to do so. I recommend that you come down and look around soon if you are seriously interested.
South Baja on the other hand is about the same as the u.s.prices. The least expensive gringo style house in Los Barriles was $100k and it is small!
Baja is changing rapidly, mostly because of realtors! Andale!:light:

Thank you everyone for the info. I'll contact suggested friend and we are planning a trip to explore for ourselves. Your info. helps sort through things first and we greatly appreciate it. I don't know if it's the realtors or the fact that whenever we (Gringos) leave the country of USA we seem to be willing to pay the inflated prices. We made that mistake in Costa Rica and don't intend on doing it again.

Inflated prices?

Try pricing ocean front homes in SoCal. Northern Baja is still a bargain.

Realtors don't make markets, they exploit them.

I must not be doing this correctly. I get many e mails telling me that several different people have responded. But when I copy and paste to check there is only one reply repeated. Hate to be missing out on all of your good information.
As to the realtors/market I'm remembering what happen to us in Costa Rica. We paid a price for our farm only to find out later that the price for a local buyer was 1/8 of the selling price. So, were we dumb for paying it thinking it was a bargin, did the local set the price or did the realtor get a hold of them? Isn't it difficult for instance to go to Rosarito and know what is really going on if you deal with a realtor? Do you take a chance there and deal with a local? Call us once bitten:o

im now kinda wondering who is recieving a dicservice if a property owned by a mexican is under priced and a realotor inflates the price for him to get more for the 2 of them and a gringo pays the price?? who is the realitor working for?? answer the seller
if you want representation hire your own realitor

What do you mean, copy and paste? Are you talking about copying and pasting the link into your browser? If so, you should be able to just double click on the link in the e-mail and it will launch your browser and take you directly to the message. Then you can scroll up and down to see all the messages.

For some reason I can't double click, but I think I have the copy/paste down and found the second page Ha! Ha! San Carlos site is easier because it's just not so busy....of course it's tiny in comparison. All of you are great and have such good information. Now, we just have to pick a good month for the visit to feel out the situation. Nothing like exploring. Of course we found our place in Costa Rica on the last day we were there on a two week vacation. This time we arrrrre taking our time. :light:

2frogs, I have talked with George and he is just champping at the bit to meet you guys. He has good and relieable info., so I would definitely listen to what he has to say. That would be the most wonderfulest thing I could ever wish for.:tumble: But no, I and my husband are stuck up here in n. ca.:( with 100+ degree weather now for over a month. We will be visiting George in oct. when my husband gets his vacation. Will probablly be in baja for about 2 weeks starting on the 2nd., maybe longer. But that is the best time we like to go as most of the party gringos have gone home.

Hi bajaruby, Good to know that Oct. is one of the good months to go. Seems that's the best in San Carlos, Mex. as well when we went there. Right before high season as we are cheap :lol::lol:Also, the weather is nice. So, we'll see what Oct. brings us BUT it might be difficult with a trip to Cape Cod, trip to the IRS, tripping out after that one:O:O:?:But, one thing we've learned is one day at a time and you never know what life will serve up:bounce::bounce:I'm sure George will be excited for the visit. We have been cooking here as well (7 record heat temps. in July only) until day before yesterday when the rain hit. We got about 6 ins. which is alot for Colorado:spingrin:We've been setting all sorts of records this summer UGH!Hope things cool down for you soonl....is it normally like that for N. CA. Seems we used to go that direction to cool off.

We are right in the midlle of the 2 towns of Sutter Creek and Jackson as the crow flys. On ridge rd on the way to the Jackson casino.

I think you would have to go closer to the ocean to cool off here now days. Seems to get hotter every yr. 2 hrs. to S.F. 1 1/2 hrs. to Tahoe, which isn't very cool right now either.
We have gone to Baja in just about every month of the year. But find that when the partiers leave the Mexicanos are much more friendly. And I can understand why. I have seen them really degraded alot and if I were them I would want them to leave too. Oct. seems to be the best weather and a time when it is easier to get to know the people. Repsect them and they will respect you.

Thanks bajaruby, We find that over the years Colorado has gotten much hotter. When we moved here in 72 you didn't need air conditioning. Now, wow are we glad we have it. Of course we are living in a city now and we used to have a farm and country living is always cooler I think. Still the weather patterns have changed.
Are the Mexicanos unfriendly right off the bat, or do they give you a chance? We are not used to unfriendly as the Costa Rican people were so very friendly and would walk across the street before there would be a rude exchange. We are tired of the unfriendly 'right here in Aurora, Colorado':rolleyes::rolleyes:Looking for friendly and easy retirement. :bounce::bounce:

OH NO 2frogs, the Mexican people are the most friendliest people I have ever met. They are always willing to help anyone in need or not. I'm sorry if I came across that way. I was just refering to the merchants that are trying to make a living and the gringos don't want to give them more than a couple nickles or dimes for their wares. It does get really old after a while I'm sure. Anyone who has had a yard sale would know what I mean. That is why I love Mexico so much. It is like living in a small town where everyone knows everyone else and is one big happy familly, only no one know you...But it doesn't matter.

That's interesting as I posted a question asking the pros and cons of the Baja and the mainland Mexico living. There seems to be two camps and I'd love to hear the opinions. Do you think you'll retire in the Baja?:?:I remember our Baja trip back in 1985 to Cabo and fell in love with the area. Now, I hear it's changed so much you wouldn't even recognize it used to be a sleepy little village:O
