Business Summary
Not wanting to endure another cold winter? This may be just what you're looking for: a coffee house that offers specialty drinks, books, wireless
internet access, pastries, cakes, and coffee beans. This business venture is situated on a picturesque waterfront location of the Cabo San Lucas
Marina. The coffee house boasts an inside lounge, tables, 3 computers and a large shaded bricked patio that directly faces the marina.
The establishment is well accepted and locally acclaimed, having enjoyed excellent ratings and reviews in both English and Spanish newspapers for
service, quality of product, and beautiful location. The manager and staff are of the highest caliber, meticulously caring for details to ensure the
cafe's continuing success. This is an excellent investment opportunity.
General Information
Established December 2002
Employees: 3
Facilities: The best location in Cabo San Lucas, directly on the
fishing/marina wharf, on the main walkway to/from the beach, and kitty corner to the huge new shopping mall. The only American-style coffee house in
an area with a continuous and steady growing business since its opening. Customers include repeats of locals and tourists. All equipment and
renovations are new, very modern and above most local standards.
So what are you buying?
Goodwill; please read the article on San Francisco Coffee Company homepage.
www.sanfranciscocoffeecompany.com
Obviously everything you see in the shop is included, not limited to;
microwave, toaster ovens, display fridge, Astra Espresso machine, Espresso
grinder, coffee machine, coffee grinder, computers, phones, fax machine,
espresso cups and saucers, San Francisco art, stereo system, website, Vonage line and much more.
Also, I have a trailer in Cabo with thousands (not an exaggeration) of US, English and Canadian books to fill the shelves. Those DO go with the
business along with other shop items in the trailer and the trailer it self. Syrup squirt bottles,
decorations, shirts for the employees etc. All equipment in my shop is owned
by the business, except for our Coke machine. Coca Cola let?s us have that
for free as we carry their products.
The lease: Good through 2012 with a yearly 4% increase. The approximate
measurements of the shop are 400 sq ft inside and 600 sq ft on the covered
patio.
Debt:
The business has NO debt.
Market Outlook
Competition: Two years of market/product research was done to achieve maximum return with best location, the finest quality products, very low
overhead and plenty of expansion capability. This business is first class all the way and has enjoyed over 90% unsolicited positive customer feedback
from the day it opened.
Growth/Expansion: Besides the products and services already offered, this type of location would do very well with an expanded range of souvenir
items, e.g.; T-shirts, sweat jackets, small portable items, etc. The unique logo receives rave compliments and would be very well adapted to adorn
shirts and other articles of clothing.
About the Sale
Support/Training: Will provide all necessary training and our existing staff may be available to stay on if desired.
Reason Selling: Owners recently started a family; wife just gave birth to twins.

I have been running the business (from the states) as an absentee owner. I just want to focus my life on my family and kids, not on a business in
another country. I just want to do something else with my life

Over the years I've been thinking and now planning for a small business in Baja. I'm a native San Franciscan and your price seems resonable. If it
doesn't sell right away I'd like to keep in touch.
