Does anyone know anything about this individual. I have seen some very derrogatory posts on another forum.

I had some interest in The Orchard Village but I now have serious doubts.

Patty B. - I'm sorry to have to be the one to tell you this, but since nobody else will, I feel that I should say something. Roberto is not one to worry about his reputation...it's so tarnished that not much could bother him. He has done this to many, many tourists and they just keep coming back for more. Why do people find it nessisary to give money up front? Good luck finding him or getting your money back.He will no doubt give you the run around.He is very hard to corner. I have seen him do this to too many people. He's slippery!! don't take no when you do find him!!!

sorry patty, but you had better kiss your money good bye. Saucedo is nothing short of a crook. He stops at nothing to swindle people out of money. I should know, he has bilked me out of over 150,000. He waited till I finished the remodeling of our home, then refused to renew our lease so he could confiscate the home and resell it. Sorry

Roberto Saucedo is a Mulege businessman.
He's NOT hard to find because he OWNS that huge place.

He gets ALOT of "buyers remorse" from hot buyers who "change their minds" on their way "home".
Those complain when they "lose" their deposit to build and lease.

Renters are Renters. They DO NOT own the land!!!

If the landlord doesn't want to renew their LEASE then he HAS the right to NOT RENT to them!!!

Your lease is almost p AND you put $150,000 in improvements to the property????....THANKS!!!

How come we NEVER had renters like that???:lol:
The renters we had took the light bulbs that they purchased when the original ones burnes out!!!

Bob, When an auto lease is over generally you have an opportunity to buy the car for its current vallue and you have not paid for the value of the car up front. When you lease land with improvements you generaly pay up front for the improvements with the expectation the lease is renewable. To put 150,000. in a property where the lease is about to expire is taking a real chance that the property owner isn't interested in screwing you out of your investment. What supposedly happened is not illegal and I guess, as they say, don't invest in property in Mexico unless you can afford to lose the investment.

I think the moral of the story is to be very careful with any investment you make, in Mexico or any other place. Most people are honest and ethical but there are always some that are otherwise.

Perhaps if anyone knows Mr Saucedo he could give us his side of the picture. At this point I would be particularly careful about investing in anything in the Orchard. I might add that, as I understand it, the new casitas there are being sold under a Fidiecomisio or trust agreement. I understand the Fidiecomiso affords some protection and perhaps title insurance is available from someone like Stewart Title?

No one should be wrongly accused of mis conduct and I would hope that others might be more knowledgeable about the situation. and can clear up any questions one might have.

If $5,000.00 makes for a hardship, I sugest you not invest in Mexico. It just might be you got off cheap.

not all leases are option to but at the end of the lease
the first electric cars were ALL leased and HAD to go back to GM

lots of people change tires and wheels on leased cars
they add in-dash tvs and stereos

most stuff goes back to the dealer when the lease is turned in...at a loss
to the leasee

i really wonder just who lost $150,000 at the orchard...
from cancelation of a lease
to me it seems really hard to belive...
the new cottages go for $175,000 NEW!!!

maybe they considered their USA hourly rate at $300 per hour:lol:

...yeow!!! anyone that has been in the Mulege area for any length of time, should have picked up on Roberto's reputation by now!!! I have had a number of friends that have had business dealings with him and have left the Orchard to get away from him...this reputation has not been earned over light bulbs and tires...please, check carefully before doing business...

Anyway,we bought a home from Roberto. It was fast and straight forward and we understood(we hope) what we bargained for. Sure there were snags. Aren't there most of the time?
He did exactly what he said he would do. Maybe we paid more attention than others. Maybe it's better to purchase (the land) rather than lease there.
As far as the flood goes, I think some people expected Roberto to pony up for their/the mess both inside and out. It (the park) is recovering faster than our Katrina disaster in any way or form.
When you spread info that renders no available personal defense, it amounts to a load of gossip. I suppose Roberto would explain his position if it were posed in a forum he uses.

Here is some gossip(or is it) for ya:

I was told by a local in November that the person who built up that home w/o so much of a word of it to Roberto peeed him off big time. His arrogance was supposedly most the reason why he sicked the lawyers on him.
I also heard that that same person messed up another land deal on the other side of the rio and lost out there too.
True or not true?
