1st Month Progress on Doc's Pub Baja

bajadock - 5-5-2007 at 02:59 PM

Thanks to friends, neighbors and NOMADS for info and advice on my Punta Banda house. Design, materials, contract format and contractor choices were not too difficult. Month one is done.

Garage and lower level apt floor poured Monday, 4/30 and lower level walls up as of Friday, 5/4. I'm tempted to take wagers from nay-sayers on my optimistic move-in date. But, that would be bad karma, so I'll continue my education on "mexican" time! 4 pix below to put you to sleep...

Bajadock,

You are moving right along! Are you up on "Hurricane Alley"?

Gorgeous view bajadock, how exciting.

What's that truck with the round spinning thing and the other with the long tube....wait a minute....is that concrete coming out of there ?! Where are the guys with the wheelbarrows and cubetas making little volcanos?

Bob and Susan - 5-6-2007 at 06:20 AM

yes THIS is the "correct" way to handle concrete in baja:saint::saint:

do these guys think they are in New York City:lol:

boy you are right, I thought they were building in Southern California, I mean sheesh, the authentic way to make concrete is with salty sand, on the dirt with a barrel of water, a shovel, and a rusty wheelbarrow. Somehow concrete pumpers just don't seem fair.

I think I would be very happy to have a home at your location in the hills of Punta Banda. I think that is the only way I could be happy with a home in Mexico that is not beachfront.

Is the trouble about the Punta Banda ownership issue resolved enough to ease fears about losing your home? How did you go about this: title insurance or something like that?

bajabound2005 - 5-7-2007 at 07:15 AM

Dock's house is in a different location than where the chaos took place.

Punta Banda land wars

bajadock - 5-7-2007 at 07:21 AM

Packoderm,
The infamous Punta Banda land wars have been concentrated along the 5 mile long beach, aka "sand spit". I listened to those with more experience(unusual for me) and had a Mexican lawyer handle title via fideicomiso.

DENNIS - 5-7-2007 at 07:39 AM

Most of the expropriated property owners had fideicomisos as well.

Minnow - 5-7-2007 at 02:43 PM

Bienvienidos Doc. We are practically neighbors. Vecinos in spanish.

fishbuck - 5-7-2007 at 03:51 PM

Hey Doc, Can you tell me where you got your blocks and how much? Also, how much is rebar and where to get it?

Minnow - 5-7-2007 at 04:07 PM

I don't know what doc paid but there is a Nomad who owns a Ferreteria in Chapultapec called El Vado. A super neat guy, and he will give you a great deal. Best of all, he is a Meling. He does not post, a lurker, but I can give you his contact info if you need it. Talk about a baja historian. The stories this guy tells will make the hairs on your arms stand on end.:O

DENNIS - 5-7-2007 at 04:17 PM

Minnow --

Another Meling, Daniel, came by my place yesterday trying to sell Laja Amarilla, yellow slate from El Rosario. Nice stuff, thick to thin. $?
Man, that Melling family is everywhere.

Minnow - 5-7-2007 at 04:20 PM

Thats right Steve told me about him. He said great prices. I believe they are cousins. I think he is Duanes hijo.

Is that the Chapultapec that is located near the military base in Ensenada?

Minnow - 5-7-2007 at 08:43 PM

Si. Take the road to Estero Beach hotel. It is on the right at the first Vado.

Not wanting to be a contraian- but the lots lost in Punta Banda were leased land from ejido owners and there was a long dispute between various ejido factions that eventually ended up being adverse to the American occupants. I've read a lot about it and studied it before buying in Mexcio and I couldn't find one fidecomiso in the bunch that lost their land.

bajamigo - 5-16-2007 at 05:48 PM

capitolkat, I could. There were a couple of properties in the "north north" section of the area known as "lengueta arenosa" (mind you, just a couple) that had to be repurchased. I guess the legal basis (and I'm not a Mexican lawyer) is that there was not clear title in the first place, despite the fideicomiso. The entire spit was at one time awarded to a single family by the then-president of Mexico (sometime in the thirties), who unfortunately did not back up his largesse with any kind of documentation. Thus, although the dust appears to have settled, there are still far too many unanswered questions about property rights under Napoleonic law.

By the way, the Punda Banda dispute wasn't actually between "various ejido factions." It was between the Ejido Esteban Cantu and five families, each of whom approached the repo in different ways, thus resulting in some evictions. Many gringos were allowed to renogotiate.

Bajadock, I'm sure you'll be done by Halloween no sweat, judging by the heavy equipment, good foundation, and proximity of a power pole in your photos.

Can you walk us thru your house plans? I got the lower level garage but can't figure out the upper deck and roof line from your drawing.

"PUB" floorplan

bajadock - 5-17-2007 at 10:40 AM

Floorplan is "tuck-under" garage for sloping lots, mine at approx 10% grade. Front faces northeast to Ensenada harbor. Big deck in front for wave watching, big deck on roof to catch anything else missed. Parties will happen.

Only unique design element is diagonal raised wall on roof(last pic). It contains 5 sliding windows for passive solar gain and also provides unique ceiling levels in "great" room and 1 bedroom.

Included 1st floor diagram showing apt with its own entry. Plan 3D is my design software, $36/year online.

I'm still new kid here, but learning quickly, happy to share. Discussion/exchange on land/fide's/title is healthy and appreciated for all who may follow. My website has 5 photo albums on right side. 2 albums, "Construccion" and "House Design" have project details and progress. SALUD! http://360.yahoo.com/dockerty06

Thanks for showing us your plans Doc.

Good idea with the view decks on both sides- you can't have too many decks, especially with the breathtaking views like yours.
