New house in Loreto

The house I built is about ready for the market... I will take pictures and build a little web site to give the information about it after my next trip to Loreto. Sorry, no pictures yet, but any Loreto visitor that has seen the house will know it. The newly built house is on between Benito Juarez and Hidalgo (between michoacan ice creem and cafe oles or the isste) next to the plumberia and next to the ole auditorium that is now sort of a sells almost anything in season store. I dont know the square footage, but it is two story, beautifully designed by the premier architect in town Jesus Cortes. A third story deck is just a stairway away. The new house is now for sale! 410,000

3 bedrooms, 2 bath, garage, parking area, downstairs patio,
upstairs deck (can put stairs to 3rd level roof terrace,
spiral staircase with ice blocks in wall, air conditioned,
and most rooms have lighted ceiling fans

Oh yeh, an upstairs bar, and a bar in the kitchen :tumble:

and Mikes bar down the street, Augies bar on the Malecon, Strokers reef a few blocks away, and great wine bar at Mediteraneo....:bounce::bounce: ahhhh, I am getting thirsty now.... gotto go.

Hi, Loreto shoppers!

I've seen this beautiful Bird-house - and its everything Tom says - its very well designed and has a great location. It is obvious that Tom spent the money to build a home he would live in himself.

I would consider buying it myself except I know that my Pajaro Loco owns a vacant lot closer to the beach and closer to his house - and I'm waiting to see what happens with that property...

Update to house...
Sizes in footage, all approximate

Lot 40 x 70 feet
House bottom floor 33 x 50 feet
House upstairs 18 x 21 feet plus, 12 x 21 feet, pluse outside deck area on second floor

House is about 2300 sqaure foot, air conditioners are being installed soon.

Not much margin on the house, I just want to sell it. The real estate people gave me the opening price, now its my price and the buyer can pay commission if they want to use an agent.

last time I walked by the sign said $299K
what is the price now?
the real estate people gave you the opening price of $410K? wow what would their commission have been if it had sold? this is blatant abuse by the RE agents here (and all over the peninsula) and reason why RE prices had become overinflated here.

There has recently been a lot of interested people. The offer price is at 225 now. It's a great location for a home/business or just a home, or just a business.

Being a California real estate developer (perhaps that is past tense) I know the pain of this steep decline in market.

Good friend of mine built a gorgeous spec house on five acres not far from my home, put about $1.5 m into it, and listed at $2.1m.
This was two years ago.

Bank sold it this week for $750k.

Prices have dropped in Loreto. A Canadian couple just paid American owners $150,000 cash for a lovely gringo house, completely furnished, very close to the beach/ Calle Davis with a Fideicomiso already established. (To transfer one is much cheaper than initiating a new one).

K-rico - you seeing any changes in your area? We are seeing more lookers but not buyers. Occasional sales. Seeing more in the $30,000 - 80,000 range. Mexican to Mexican. I think we got another 5 years to see changes. If it doesnt happen in 5 it's not going to. Just my opinion though. We know what that is worth on here.

No, it looks to me that very few gringos are buying in the Tijuana - Rosarito area. Houses are still selling in Playas de Tijuana but it's all Mexican to Mexican, very few Americans buy here. The house next door to me just sold for what I paid in 2004 and it's identical to mine. So the prices haven't dropped, but that's because they were never inflated by paper rich gringos.
