small rv park?

- any Nomads have experience operating RV parks / leasing land in Baja?
- if you had 3000 sq/meters in ideal (desirable for rv'ers & rv'ers who like to hunker down in one place (must be a term for them folks!???), one block from beach) Baja Sur location, and were a non-citizen property owner ...

would you consider a small (high-end?) RV park ?
(leaning heavily toward longterm leases only)


Any input greatly appreciated and thanx for this site / resource.

ps assume customer availability NOT a problem. ie plenty of demand.

dont worry gibson there a lot of people here that think baja was made just for them but not all of them welcome aboard
there is a lot of wierd rule that i would go throu a lawer to find out and you wil pay throu the nose for utilitys because its commerecial anything is posable check it out

I suspect the condo developers would find a way to shut you down. Don't want the homeless living next to their gated communities.

I don't think I'm doing myself any favors by using the term 'RV PARK'. This would be inaccurte nomenclature (sp). Just don't know the applicable term!!?? I have no interest in offering daily / weekly rates and all that goes along with that. I do have interest in ...

- long term leasing exclusively / Preferrably 6 month minimum.
- we're talking fast growth / upscale east cape area
- was thinking of 'leasing' (?) six large 'lifestyle' plots within the 3000 sq / meter area.
- was thinking of the inevitable impending baby boomer influx (sorry lero dude), and of those not quite willing to purchase land but just wanted a 'slice' they could escape to.

just throwing @#it out there. maybe sumthink will stick?

Gibson, I had thought about doing something like this also and limiting it to no trailers made before 2000, as this would make it to where you keep the older models out while establishing your park. Now, I have change to two lots and 3 of my long term buddies I have worked with for years and two relatives to making trailer spaces of 8 spaces and having a center area where we can BBQ, jacuzzi, dance, music areas for parties, etc. This way we would always have someone there if others were gone to watch out for the others property. Live the rest of our retired lives out as fun seeking good time friends. We are still looking for the lots that all will agree to not as easy as we thought though. One large sepic tank should take care of 8 trailers with no problem and put one large water tower in to take care of water storage and use. Time will tell if this works to reality or not. Take care and hope your dreams come true still a lol of room in baja for more dreamers and those that make it happen. Later--------bajafun777

Gibson,

Fine idea, in my view from the left wheel estate development is preferable real estate development. Just make sure that those bus like diesel pushers can't get in. I recommend a narrow entrance with very sharp turn at the beginning with a ditch in the middle of the turn. Also, no sewer hookups!! A building with cold water showers and not enough toilets connected to a septic system will work.

Also make sure it is authentic mexican. Canadians and folks from Scuttsdale Arizonia are the experts on that.

Try to find some land near an undiscovered surf break and don't tell anyone about it. Surfers are the coolest people and they'll find it.

I'd park my rig there in a heartbeat. It is exactly what I am looking for in a Baja RV park. I actually bought another 5TH wheel camper, just with the thoughts in mind, to leave it there as a vacation home.

I am still trying to research prices for extended stays in Baja.....but I think the good ones are already gone...or they are being kept quiet, and you must know the secret handshake. :yes:

It very interesting how this thread regarding operation of a RV park in Baja has been hijacked by someone who has a small amount of information about a circumstance that happened in the RV Park at Ejido San Lucas. That someone was not here, has probably heard of it from someone else who was not here, but is spouting flames about something that should be let die.

What about getting this thread back on track and trying to help the original poster without taking a shot at someone personally.

Irrespective of all the restrictions on persons, vehicles, lifestyles that some are suggesting, I think there is definitely a market for this in BCS. Contrary to Bajalero's contention, I think there are fewer RV options in BCS than 10 years ago. Condo complexes are rapidly replacing them.

Gibson: you might want to check in with the various caravan groups: Vagabundos and the like; I know you are looking for longer term stuff, but these groups might be able to give you a good idea of the kind of amenities folks are looking for. A lot of first time RVers use these groups to learn to ropes of Baja (and the Mainland) and then plunk down somewhere for the long term.

Gibson - i hope you succeed! kept us informed here, i for one would love to have a spot on the east cape as long as i can have my plane close by.

i hope to have at least 2 diff trailers and spots in baja for the long haul - one SOC, which i do now for winters, and one east cape for summers.

3000 sq meters divided into 6 'parcels' (reserving one parcel for septic / bathrooms etc) leaves ...
5 x 500 sq meter parcels for lease. (again, longterm lease ONLY (maybe 6 months minimum!))

These would be large parcels close to beach for lease, for those who haul all their toys in the RV and then park! and again ... targeting those who don't wish to purchase dirt, but want their own spot.

Any chance you could lease these 5 parcels (kinda exclusive due to the size) and cover operating costs? (mordidas et al!!) or is 5 just not enough volume?

Got the dirt but nothing would happen for 3-5 years.

Gonna put my imput in here for what its worth!
Gibson, Go for it ! Just make sure you have all the Semernapt, Profepa, Waste treatment plant permit, building permits,change of land use permits,
potable water concession, park operating license, CFE electical permits, transformers, Grading permits, Hire staff, pay Imms, aginaldos, salarys, hire a accountant to keep you legal, all of the above are important and mandatory now days.
How do I know this? Am 90% done on the same concept in La Ribera.
