Twin properies

Howdy nomads,I'm trying to find Dixon and Dawn Twin,of Pentiction BC.they were working on a realestate deal for me,sent them $6,000.00 as a deposit,and we agreed to meet in LaPaz in early may to close the deal (got a FM and a corperation)but when I arrive in LaPaz and call thier #s for thier office in town ;Disconected,cell phone # gone the # in BC is still good,they use Vonage.Would like to close the deal the Sellers are also in the dark,and would like thier money,but the Twins have all the paper work.I thought they had a lot in comitan,so if any one can tell me how to get a hold of them it would be great.
I think the deal is still on but with out the files very hard to close.Hate to think they took the money and ran,but could be the case,I'm in town till the 19th then I have to back to work,I will check the u2u for any info I have a local cell # that I can call anyone who has info on them.Thanks NUTS:?:

As I understand it they had a sale of the furnishings in their apt and ran out on the rent of their apt and on their rent of their office, elec, water, etc, the office owner is not the type to sit back on something like this ...

I met them , and they seemed like such nice people.....

Well ron,they made one big mistake i only live 3hours from them and know the area well (don't worry all not going to do anything stupid ) all ready did that,yeah we met them earlyer this year and they did seem real nice,in fact I have had several e-mails from them regaurding the realestate deal since I have been here,but no closure,Is there any thing to file in Mexico that will flag them from entering the country, they sure dont need to do this again to other people,so if there any other folks who are scamed like me by the Twins please post or u2u me .thanks Real Nuts:fire::barf::dudette:

some one PLEASE correct me if i am wrong on this, but........as i unnerstang it there is no regulation of or licensing for RE agents in mexico. So you have all these USA and Cannuck expats running RE brokerages in mexican resort communities with franchises like Century 21 and remax all over the place.

is there even common application of Escrow management practices there? i know you can buy title insurance now, but what if you wanted to "deposit" on a property and close later - what does one do? hire a notario from the get go and pay thru the nose? i hate using attys for simple residential purchases in USA but of course here RE transcations are regulated and anyone with a brain escrows.

Well capt.mike,as somebody once said its Mexico,so buyer beware.

Heres the sad thing,there are a lot of realy hard working honest people trying to make a living in mexico selling realestate and I would say that they are providing a real service;as you all know buying in mexico is an adventure not for the weak at heart.Now I can deal with the loss of 6k,does this mean i wont buy in mexico,naw it will all work out;it's just another black eye for realestate agents,and the seller has to go through this all over again;what a shame

Real Estate agents in Baja are UNregulated!
1. Do not buy unless you buy title insurance. If not available, make sure you understand the risk!
2. Do not buy unless an attorney of your choice reviews all papers.
3. Understand your deposit may walk away, so be careful. ASK YOUR ATTORNEY.

If the deal seems to good to be true..........

Don't deal with American or Canadian agents when buying property in Mexico.

I think it is equal opportunity as who might take advantage of you. Not sure if it matters if it is in Mexico, US or Canada.

Keep in mind in Baja an "agent" is just an unregulated person trying to sell you something. Many are great, but cover yourself, and be willing to walk away from a "deal" if advised to do so.

Trust me said the real estate "agent".

All of that is true.

However, you just might be able to find a local Mexican agent easier is all. All of these US/Canadian scam artists bail out of the country.

Better yet try to deal with the principal directly with the aid of Notario and Lawyer.

In my limited experience, and friends of mine, that has proved to be a successful strategy.

We want them to come back so that they can face the fraud charges that have been filed on them with the La Paz police.

Have you ever heard of WhoIs? It is a service that reports the registered owners of a web address. Here is the relevent part of the WhoIs report on the IP address you posted:

Just to clarify, the "Twins" are a married couple, Dawn and Dixon Twin.

The despicable Twins are currently illegally working in the US managing a condo complex in, I think, Fresno, California. Jesus Renero, the man who owns the coffee shop on the square (corner of Revolucion) has got hold of their address and phone number. He owns the office they worked out of (they still owe him for electric, rent and water bills). He has filed a criminal complaint against them. They do own a lot in Comitan or Chametla and I am told that their motor home is still there. (He is at the coffee shop after 9 at night.)

Mike read the fine print on the back page of the title insurance contract. it explains where and when they will pay a claim. :lol: they wont.

If Sr Renero wishes to pursue this, and the Mexican authorities/prosecutor will agree to extradite (the crime has to be the equivalent of a felony in the US), he can attempt to have Mexican authorities issue a warrant. Then the Mexican Federal authorities can have an INTERPOL Red Notice issued. US authorities will pick up and extradite the Twins.

Or, if they are in Fresno, BajaNuts can contact the Fresno ICE (Immigration and Customs Enforcement) office and attempt to file a complaint with them. If BajaNuts deposit was wired or mailed from the US, the feds (possibly the US Postal Inspectors) may get involved as the case may qualify for either wire or mail fraud.

One other thought: BajaNuts may be able to file a civil action against the Twins assets in Mexico and get a forfieture judgement that would get BajaNuts the Twins property.

Their RV is not on the lot in Comitan. The lot has a RE sign listed with local agent. Seems as tho they could put a lien on the lot.

There's a possibility that they took their RV to the states with them....or they could have moved it to some other property....or they may have left it at La Paz Mini Storage on the airport road. If they left it down here, it could conceivable be legally "appropriated" by Aduana/Customs since it's technically illegal to leave non-Mexican plated vehicles or other possessions behind when leaving the country, unless they meet some specific legal criteria, based on their immigration status (FMT, FM2, FM3, Swam the Rio Grande:lol: ). Kinda like the old backpackers motto....carry out all that you carried in!

Does anyone know if former landlord Sr Renero speaks English, and does he know about the Cumitan property which is listed for sale with Angelita's Bienes&Raice?
We have had several emails from TwinDix ( I'm not being mean, that is/was one of their email addresses at hotmail). Anyway, I think Sr Renero would be interest to see some of them.
Twindix vehemently deny any wrong doing, everyone screwed them over. We'll post more as it can be told, the story's not over on the Twins or the "professionals" they associate with.

I actually know one of the people who were ripped off. They have posted on this thread. There is NO excuse for what the Twins did to some good people in La Paz.

This is not anonymous, nor is it rumor....it's a factual representation of what happened to the original poster & apparently others who either aren't BN members or don't know about it to have personally posted their own individual experiences of being defrauded by these people.

When the Twins had their second yard sale, they sold Curtis' coffee maker, tried to sell Baja Ron's rug (and then gave it to the maid when it didn't sell! He finally got it back, thank goodness), sold my bedspread, toaster and my other kitchen stuff that they were using not to mention 3 potted palms. They cleaned out the apartment right down to the light bulbs. Stop quibbling. These are not nice people. They're petty thieves.

I don't have a dog (Cormac McCarthy's or any other breed) in this fight but I personally know at least two of the parties who were ripped off by this sleazy pair of con artists and I see nothing wrong with exchanging information in order to bring a whiff of justice into this affair.

There is nothing sordid about exchanging information for the purpose of self-protection, that is precisely what neighborhood watch groups are all about. What we are doing here is the cyber-version of neighborhood watch, neighbor looking out for neighbor, the very essence of "community" and the advantages that are derived from it.

Start speading some money around the area asking for people to find the owner because you want to buy the vehicles.

Then spread more money around the area looking for leg breakers. They always come out to play when there is money involved. Think former policemen.

Find the targets and let the leg breakers take it from there.

Follow the trail to the hospital with the local police, who have of course, been appropriately motivated.

To get your money back will cost more than you plan. Paying an attorney will have to happen eventually, but for now, get yourself some police friendship and get them in a jail.

Better yet, have someone steal the two vehicles for you (more money) and put them in another storage facility. Things will work out in the end, with much less cost to you.

update on the saga...

Twins continue to claim to be innocent. I think they are not sleeping nights. Get this...we submitted an offer to the seller through another agent (who was doing it at no commission) for what would have been the balance of the purchase price after the Twins took the 6K. The seller came back with a counteroffer...not only did they want the full price, they RAISED the price by $50,000 pesos!

So does anyone know how to seize property or lien property in MX?

I also think this website is amazing. I thought I was completely on my own. Not only did I find Twins' former landlords (home and office), I met them both, located all their property, got leads enough to track them to Fresno, and met some really cool people in La Paz.
Could have used this site months ago.
