Roof/Deck ?

Santiago - 6-4-2008 at 03:54 PM

I'm planning on a new flat roof that will also serve as a deck on my BOLA casita. 22' X 10' with a 1.5" slope the 10' direction. Has anyone tried the elastomeric stuff, such as Ames (http://www.amesresearch.com/roofdeck_coatings.htm). I've gone to a local (California) roofing company and they said to just water proof with rolled roofing and then put Trex over the whole thing - a little expensive for my use. What other kinds of ways have been done that makes a good deck surface and will protect from the occation rain that BOLA gets.

Are you using the roof surface for a deck? In time you will regret that. Roll roofing deteriorates under foot.
Also, your -1 pitch roof wont lose water at a rate that will sustain it for long. The idea of roofing is to shed water, not just keep it out of the inside. The longer it sits on the roof, the sooner you will have catastrophic leaks. Consider giving the roof a bit more pitch and building a level deck above it.

Well, there's always Thompson's water seal, but what is the structure of your house made of? Flat roofs for walking on etc. are very common in Mexico and are called azoteas. They are usually monolithic concrete slabs, sometimes tiled. But these require pretty solid walls of adobe or masonry to support them and they don't have much insulating quality.

Elasto-deck from Pacific Polymers

It is a three part system, two coats of each. First a sealer, then a sticky coat and then the really nice smooth color coat. It looks and feels very nice underfoot and no leaks on the flat roof. It's like a dance floor up there. I had read that they use it on parking garage floors. No rolled roofing applied so there are no bumpy ridges. Muy suave. Some add sand to the last coat so it isn't slippery when wet. But when it's wet, you're not up there. Right?

I applied it myself with a roller. Real goopy, and a messy job but it came out just fine. The first coat had some bad-ass fumes that got me higher than I've been since the 70's.

Our house is tri-d panel, concrete.

I used a similar process also with a product I bought at Home Depot in San Diego to use on my (nearly) flat roofs over a portion of my beach house.

The first coat was soaked up pretty well by the rolled roofing. I re-applied about 4 years later and it went on very smooth, and it didn't soak up this time. All told, I have about 12 years on the roof with this process, but the age of the original rolled roofing is pushing 20 years old.

The rafters were undersized and I didn't want to add the extra weight of another layer of rolled roofing, the rolled roofing by the way is very inexpensive.

The only problem I have to date is the nails still seem to rust a bit through the sealer. But then my house is directly on the beach.
Further back from the sea shouldn't be a problem.

I built a marine-grade plywood deck that doubled as a waterproof roof over a patio. Sloped it about 1/4 inch per foot, and covered top of wood (walking surface) with elastic paint on rubber-like textured sealant (forget name) to make walking surface, and sealed bottom of wood with oil-base stain, and it lasted in Seattle's climate for 10+ years w/o recoating, so something similar should last in BOLA for at least 10 years, likely more. Flash the edges so water doesn't penetrate edge of plywood. Sun likely be more damaging than rare rain and occasional dew - you should expect to need to recoat sealant every five years or so, if exposed to harsh sun and traffic.

Have used this product before but these days we do full fiberglass overlays.
Fabric and 1 thick coat to bond then 1 color coat on top with a roller.

1/4" per ft is ok for the slope. There are some new peel and stick roofing products. Some are smooth, some have a mineral surface like old fashioned 90lb. They can be applied directly over plywood. I would use that then apply an elostomeric white reflective coating. Should hold up for years. By the way I'm a roofing contractor with over 40 years experiance.

At the beach house, we are putting tile on our roof/patio deck on plywood with a thin coat of cement to put the tile on..I'll let ya know how that comes out.

I am in process doing about the same thing. I have a steel post and beam contstructed home in San Felipe. I built a party deck over my garage. I sued 1.25 plywood and put about 4 coats of elastomeric based product. The first few coats I used a black material with the fiber mesh and then a few more coats and fiber using the white elastomeric coating. I just bought ceramic tile that I am going to lay on the finished coating.
I hope it works , I will let you know

Did you use 1-1/4" ply because the joists are 48" centers or the extra stiffness.

I would suggest putting a bit more lumber up there. 24 OC, at least.

3/4" plywood is expensive, and heavy!

I used it for the Viagra factor. My joists are 16" on center steel.

I checked out the gacodeck on line. It looks like an easy solution to my roof/deck that is covered in asphault shingles. We have throw rugs that we use now, because it is hot and ouchy to walk on. It is a great sleeping area now.

Roasty - 6-9-2008 at 03:11 PM

Doing the same thing in BOLA in a few months so I am very interested in how the various systems will work in a very sunny enviro.
Isn't tile over plywood going to be a potential problem with the grout "popping" ?
Plywood floor sheathing will still "flex" when weight (live loads) are applied, even if thick 3/4" ply, and 24" spacing . Add to this any water migrating into the grout-joints and under the tile and then I think you will have serious "tile lifting"/delamination issue.
I thought about the rolled roofing and Trex approach, but serious $$$$$ are required, and the trex needs to be applied to sleepers.
So, what "decent" coating products are available down south? (Home depot Ensenada?)
What about a good sealer/coating system and the new indoor/outdoor grass (astro-turf) products?
Could always use deck drains for a putting green !!
BOLA Country Club - anybody !!
Watch this site for membership opportunities !!

Thanks Diver: I've pretty much decided on the Gaco product - it is not cheap (about $600 for 250 sq ft) but the whole thing can be done in one day by a bozo and as there are no vent stacks, drains or curbwalls we should have no problems. Is important that you use plywood and not OSB but it can be rolled right over the raw plywood surface after taping the joints. Their web site is very user friendly with a video showing a typical install. Also water based. I'll take pictures and post the results next month.

roll roofing worked great for me and after 5 years still looks great. we dont get that much rain there and for the price i can reroof ever 7 years or so.

Martyman - 6-10-2008 at 11:47 AM

Wow, I posted a response but it got deleted. Anywho... I'll try again.
I contacted Gacodeck and it will not work on asphault shingles. I think we'll just get a few more rugs. I'll keep an eye on it and put up new shingle-stuff when it starts failing.
I will join the golf club though. How many ballenas to join?

4baja - 6-10-2008 at 06:14 PM

one marty, after that im not sure were that ball may go and i dont want it to hit me on the head on my way through.
