It's probably just like Ensenada. Nobody's looking, nobody's buying. It would be hard to give it away at this time. Be prepaired to wait for better times.

Grover, still not much mortgage market in Baja California. Maybe price paid cash or built his own house for cash. If he just closed it up he would be bailing on himself. What a concept. You don't think he would trash it first do you? Saw a news item yesterday I guy trashing his own place during the foreclosure process. The cops were loath to stop him. They needed somebody to go get the trust deed, show the solid mortgage interest, have him thrown in the calaboso. Who says Mexico has a weak legal system?

Three new houses started at the Baja Country Club when we were down last week.

I have to admit one gets a pretty good bang for the buck at BCC. The propertys are well worth the price and include land ownership. [that'll cost you three Pacificos, Terry]

That being said, I don't think the area is representitive of Ensenada in general. Maybe it's the golf course that sets it apart. Real estate offices in other areas that deal with foreigners are dormant. The occasional tire kicker that knocks on ones door responding to a 4-sale sign is virtually non-existant. We'll wait and see what the crowds are like over the Fourth. It will say a lot about the border and tourism today.

No, don't give up on a dream. This forum is just one source of information. But you need to spend a few days in Baja to check out the RE market for yourself. Conditions are always changing. One reason for the slowdown in Baja is because people in the United States don't have the kind of disposable income any more that it would take to buy a 2nd home in Baja. We don't know your personal situation, but if you are considering a move, you may be able to find a good primary residence at a reasonable price.

I am not in San Felipe and I certainly don't know the SF market or your personal situation. There is no more reliable source than your own research by going there.

I think he has a place there, Tony. He's considering selling it when the time is right.

Oops! Jeez, Grover and I are full of good ideas that don't apply because we read too fast and think too slow. :( Thank you Dennis!

Toneart's advice is still true, however...he should do research including talking to several professionals, not rely strictly on random opinion expressed on this forum.

I agree as well although I have a house for sale and know first hand the problems he will face and, assuming you've kept up with the tourism woes in Baja, you'll know as well as I, or any professional, the buyers are staying away.

I think it depends on where you are located. At PDO they are building about 4 houses near and around me.
