The initial sales phase was just completed at Paraiso del Mar. According to the rep I spoke with, it went very well. There has been no advertising,
just word of mouth. Two bedroom houses and 2 bedroom condos start at $180k and go up quickly from there depending on the location or floor one
desires. The location sounds intriguing, a beach peninsula located in the bay of la Paz. They intend to use a ferry for the majority of the
transportation although one could get there driving through the peninsula. They're putting in a fancy golf course, which many of the homes will be
sited along. This location was initially sought by the developer who is now doing Loreto Bay. The development team is a joint Mexican/American effort
that has previously been involved in other high end resorts such as Esperanza in Cabo.
In my mind, this development invites comparison to Loreto Bay. There are many similarities, such as price, and target market. A choice of La Paz or
Loreto.
Has anyone had first hand knowledge of how these well managed, well marketed projects price out as they continue to develop? The marketing people tell
you, the earler the better. It seems to me these are patterned on Del Webb communities in the US. I personally don't like to live in a manufactured
environment, yet many people do and from an investment standpoint you have to consider that when buying a rental property.

Here is an e-mail I received today from friends in La Paz when I asked what is going on out on the Magote.
"Lots of bulldozers, several large palapas, a dock, one large water taxi ferrying people back and forth. $20,000 down payment now on future condos,
$200,000 plus. It could be a scam but they are trying to make it look legit. Wouldn't be surprised either way. **** says there is so much activity
he doesn't even walk his dog on the beach anymore. There go the paper nautilus'. Just remember **** and I watched a golf course/condos go bust and
the people go south with the money five times, BIIIG project, multimillion projects, they just disappeared with the money. So, (yawn) let's just wait
and see. That's all we know. Love ***"
One of my favorite places in La Paz to run and walk the dog. Lots of changes! Oh well, just have to find another nearby isolated place.

I am still amazed at this project. I loved biking down the beach at Mogote and sitting on the point watching the boat traffic. I have a personal
relationship with at least 2 stingrays on the beach.
Inland, Mogote is a mosquito-ridden salt swamp (at least at the pointy end). In summer it?s breathlessly hot. As for a golf course, dear old El
Centenario can barely supply its current inhabitants, let alone an 18 hole golf course across the bay.
Even as they describe access by water taxis only, there are negotiations with the ejido to allow road access at the far (land) end. Suspect the water
taxi will rapidly become an annoyance to those who choose to buy there.
