shade of the date palms yet close enough to the Sea of Cortez to HEAR if it is too rough to go fishing? Are you willing to put some sweat and a few
dollars into having a secure place to sleep, eat, bathe, and toilet up off the ground?
Casita San Nicolas' has been that for years for us. It was recently roughed up pretty well by high water, but there is a real DEAL available if you
are looking for the low dollar approach to having your own place to hang out in Baja.
We won't know exactly what is servicable and repairable other than what we've seen in photographs until we get there shortly after the new year. If
there is any interest generated here, we will be able to e-mail anyone who is interested. The quarter acre WAS all fenced in 48" hog wire on concrete
posts. The wire will be there but most of the posts will be broken. There is an 8 x 8 bathroom with a 4 x 4 skylight. Nice tiled 4 x 4 shower, sink,
and toilet. Attached is an 11 x 18 two level room room with six 3 x 4 jalousie windows (three panes each) one 3 x 3 window and three screened "storm"
doors. All the 3 x 4's are screened too.
Also attached to the bathroom is a 6 x 8 utility shed. It had a propane water heater and a washing machine. (condition unknown) On the south side of
the living space is a slab with a shed roof also 6 x 8. This is plumbed for water and propane for an outside kitchen. There is a double sink, and I
expect that the propane range will be cleanable. I don't know about the propane fridge.
The annual rent last year was $1300. I can't say if that will be increased for the next person. I do know that the landlord has not rented the
property, and I can be quite sure that if I find someone who wants to assume the rent, that this would be easily arranged. I DO have the agreement
that I own the stuff I built on the property. I believe that Manuel Espino will honor that agreement.

From the pictures I've seen it appears that the downstream fence captured most of the missing siding. There will be a lot available from the bodega
which was completely knocked over.
Bottom line...

If I got $7000. for what is there. (that includes a septic system, and a share of a 7000 gallon pila on the hill) I'd be happy to see someone get a
nice headstart on their own little fantasy.

vagabndo, I always get lots of questions about places for sale, rent, lease, etc. I'll pass along this info for you. You have enjoyed a lot of good
times out there.
I have not driven in there since 2003. Boating in is always my route. Have you any info on the current road conditions from the blacktop?

Sorry I don't. I know that the road was out for a while immediately after Julio, but the locals always get it back to "open" before the Gov't. can. By
now I expect it will be no worse than usual. In the past there have been some classic spots where it commonly goes "south". A couple of sharp dips
through arroyoitos, a couple of hillside washouts, and the steep downgrade going east right after the mid-way shrine. (K-9). Now that I think of it.
In the last 14 years I have seen it fupped duck in a lot of places!!!!!
I'll get off my stuff there pretty cheap. I'd mostly like to pay for my salvage trip and a little something to make me feel better about the whole
thing.

San Nicholas is south of the end of the Bahia Conception and north of Loreto, on the Sea of Cortez. It is a very small town with a gringo contingent
of about 20 casas. The road in from the highway is a killer - keeps out the rifraf.
There is a nice beach launch, miles of beaches to walk, good fishing and kayaking plus occasional winter windsurfing.

To all Viewers:
I will strongly recommend San Nicholas and Vag place to any one who has Adventure in their heart and a desire to live in the Best Spot in Baja Sur.!!
I first arrived at San Nicholas in 1968 endeded up living their for 4 years nearly full time, flying into and driving when there were no Americans..
The isla just 5 miles out I call My island. it is fantastic Fishing and Diving.
The people are great, I made life long friends there. Anyone wanting to know about San Nicholas please email me for a Phone number for any discussuon.
Vag; I stopped by and talked to Roberto when I was there after the last Flood. The South Road was being used on a Daily basis.

The south (main) road is always the first to re-open in my experience. Jorge from San Sebastian recently cut a new road from the SE corner of the
Bahia down to the south road. We (barely) rode it on dirt bikes in March. Just a bulldozer track then. It intersects with the south road just west of
the big striped butte. The coast road was open in March, but pretty narrow where the fill was put in right where it drops into the SS arroyo.

Wiki has the clearest image I've ever seen. I just pinpointed the shining roof of the casita at the link you provided above. Just hover over the box
and presto...magic!
