San Felipe Beachfront reduced to $120,000 (changed 1/03/2010

Diamante Residencial has reduced their price on two beachfronts over 50%. They are willing to sell these at $150,000 each. These are the original sale prices from 2005 and they are reduced hoping to stimulate the market again.

The lots are 300 square meters with approx 33 feet of beachfront and 98 feet deep. They are 2-3 story lots. You can build down so that you walk right out onto the sand.

Diamante Residencial has an F4 already in place so individual title can be transferred now.

As you can see in the photo, Phase 1 already has the roads paved, electric, water, sewer lines all in. Street lights and fire hydrants are in.

This is a pretty good opportunity for someone that wants to build now or in the future. I also have some 2nd row lots for $79,000. Just a stones throw from the water.

Obviously the developer is motivated! There has been one house completed in the development so far. Views are phenomenal.

$500. Satisfied? Hey. I know you make your living selling real estate. But truth is that the price you are quoting would have been a tough sell two years ago. Your principals need to get real. Look around.

Gotta disagree with ya on that Bajahowodd. Least expensive beachfront lot in San Felipe. With fidiecomiso and services in/done with paved street. Cant beat it on this side or the pacific side.

He had two, he sold one, now he's selling the other. Pricey but it looks like the developer has an exclusive development in mind.

I wonder what the average per sq. foot construction costs are.

We dont build. Only sell the property. Client can hire their own builder so they can base the costs on whatever is agreed upon with the builder.

Obviously the market has been down everywhere. In the last 4 months in San Felipe there has been more sales than the entire previous 22 months. We are seeing more purchases but on the lower end.

I had more traffic and inquiries since Christmas than I had in all of 2008 and 2009 so it is picking up.

The lot that was sold was an offer accepted well below the asking price.

that's a lot for a 33-ft-wide lot. If people ever build there, homeowners will be packed in like sardines. Throw in a proper 5 ft setback, and house will be 23 feet wide. Or are you going to tell us that there are no setback requirements?

Zero lot line. If you know San Felipe it is just like Las Palmas, Villas de San Francisco and several other local developments. Some people like acreage, some prefer condos, its all personal preference.

When one boundary wall of a structure is built right on the property line, it is said to have a zero lot line.
