I'm making the move to BCS for next winter after the summer heat is over. I'm thinking that readers of this website have a lot of real estate web
sites bookmarked.
Care to share?
For sale / for rent doesn't make any difference. I'm just trying to get the broadest picture of what's out there.
Web sites in spanish will get my attention.
Web sites built by Canadians with sales offices in Arizona doing business in Mexico via law offices in New York and financing from London will be at

There is no such thing as a real estate professional down here. There are no educational or regulatory requirements at all. There is no such thing as
a realtor license in Mexcio- people just put the magnetic realtor sign on their cars and drive around. There is no MLS or sysem for "comps" to guide
your offers.
That doesn't mean there aren't capable people who are honest and are very good at it- they just won't be the most visable on the web, have the pretty
office or drive the new car. He/she should be helpful- but not aggressive or overly eager. Forget the big names and fancy offices- they promise and
deliver nothing- most times they deliver much less.
What you are looking for is the one, knowledgable, honest person in your selected area who will protect your interests and can make the deal happen.
That person isn't likely to have a slick website or be a fast talker. Look for an older person who has lived inthe area you seek forever and knows
every quirk about the history of the properties. Be careful. You are shark bait down here and you will be the first drop of blood they have tasted

If you are looking for a rental, Kathy manages quite a few properties for both short term and long term. She has lived a long time in Loreto. Here

The realtor in Loreto that we are working with is Loreto's Properties/Ejido Solutions. Victor and his team have been great to work with over the 3
years it has taken to get the purchase of ejido land completed. (Buying ejido land is not for the faint of heart.) Right now with the real estate
slowdown in BCS, I sure want to send business the way of the locals who are responsive and easy to work with. Victor also owns Cormorant Dive Center

There ARE professionals in Baja -- I just haven't met them. I know they exist, though.
I work with a guy from LA, former engineer, lives in BCS full time, became a National after 8 years, late 50s, fluent in Spanish. And he's liked
by most if not all in town.

I guess the MLS depends where you live- in Rosarito the BajaMLS is just another real estate sales office. What would be KEY is access to actual sales
data like stateside- so you could do a comp analysis before you make an offer. People pay huge differences in price next door to each other, without
knowing it- until they move in and meet the neighbors that is...

Comps are tough to get in Mex, but it is getting better.
I think a house in baja should be 1/4 to 1/3 the price of a comparable San Diego house. Rent or buy. A real rough rule. Waddya think?

Alexander and the people who work in his office for several years. Alexander is a Mexican citizen, has worked in Loreto for many years, and his

Mulege and anywhere south, either coast. Minimum requirements are 120VAC, hot water, broadband Internet, fenced outside area for two smallish dogs.

Try this website for a nice area near La Paz. Listing #102 for a new house on a small lot or listing #139 for an RV site with 5th wheel on a large
lot. Both are fully fenced and have all the amenities you require. There is also a nice home for rent on the beach in Centenario for 12,000
pesos/month, but that will most likely be rented by the fall. Just some suggestions. There are more places on this link so you get a general idea. www.vistabaja.com
I haven't used this agent for a transaction, but he has been and is very helpful to us as we muddle through our property situation. I don't mind
throwing his name out there as someone to check out. I've met him in person. He also gave us a lot of information when we were dealing with the
