Great House For Sale N of B. d. Gonzaga

I discovered that friends of ours are selling their place in Campo Brisamar, Baja Norte, about eight miles north of Punta Bufeo (roughly 32 miles south of Puertecitos). These friends are not familiar with the Nomad Forum (yeah, I know, there are some…:).) and I suggested that I place a link http://www.viviun.com/AD-147022/ to their sale here.

We know their house well and it’s absolutely beautiful. Having had a place at Pta Bufeo for nine years, I can vouch for the benefits of purchasing something ‘turnkey’ as we did and as the Sellers here are offering.

The headaches of construction, transporting, and storing vanish. Even though the road is now paved to within a few miles of this house and the aforementioned headaches are less, being able to bring your food and begin enjoying the amenities immediately are well worth the extra cost.

I remember arriving at our place, opening up house and garage, turning on the water, lighting the water heaters (salt and fresh), then kicking back with a cold adult beverage within twenty minutes of alighting from our vehicle.

Having the extra goodies (i.e. boat, vehicle, ATVs, etc.) is another MAJOR advantage that can't be overemphasized.

I’ll try to persuade the Sellers to log-on to Nomad just in case there are any questions.

I believe they have ownership BWO a Mexican Corp. Not certain though. The ad states "deeded" and, knowing the owners well, they've crossed the Ts and dotted the Is. I'm sure it's not just a handshake with "confiscation" down the line.

That is a beautiful home. Some of the nicest masonry work I have seen in Baja.

i'll bet someone WILL plunk down caja mejor for that deal - very unique - try to touch that in the states for 2-3 X the asking $$s.

too bad there's no strip adjacent it would open the market for potential buyers to the airplane drivers.....everybody knows they are loaded.... hahahaha.:rolleyes:

Allen - is that the old Encantadas strip or El Huerfanito? i thot it was no more.

i'll send this to some pilots whom i know are looking but never play here.
do they need an on-site caretaker??

maybe get a syndicate to take it. 10 owners would get 5 weeks a year plenty of time... and affordable.

Hey Mike.

I'm not sure of the name of airstrip. It's not Encantadas and it's not El Huerfanito. I do know that Juan Pablo (owner of the campo) did all the paperwork and that it's a viable airstrip. One of the homeowners in that campo has a plane and I'm SURE that it's a viable (i.e. 'certified' ) airstrip.

I wouldn't think a caretaker is necessary, since there are neighbors (foreign and Mexican nationals) who are year-round residents. Of course if a syndicate bought it, they might want someone on site to chill the beer before arrival. :lol:

When we sold our place at Bufeo several folks told us we were 'undervalued'. Maybe so. I think it's all a matter of whether Seller and Buyer are happy with the deal.

This particular place is larger and has more amenities that ours did, and I can tell you that we were very happy with our sale. I say 'sale'. Ours was on leased property so we 'sold' the improvements and personal property.

Ken (above post) is correct when he says the masonry is "some of the nicest" he's seen in Baja. I concure. It's exceptional. I don't know where Don J is coming from with his off-the-cuff remark about the price.

Thanks again, Mike, for putting this on the BBP site. A syndicate would make a lot of sense for a spot like this one. A small syndicate (4 partners) purchased ours and I think that is working out extremely well.

P.S. Mike, it's time you come up Idaho way for a visit. Maybe get out of that Valley Heat this summer. Nice airstrip not far from our place, and the Hailey-Ketchum airport is not too far.

it is Paradones. not in the old senterfit guides but Galen surveyed it in his 1997 ed.
someone is asking me - is the pavement that far south of Puertocitas yet?
the 32 miles?
if so it is a big plus for ground pounders.
google earth is not clear.

Friends in the Brisamar-Punta Bufeo neighborhood tell me that the pavement has reached to w/in 5 mi of the Campo Los Delfines (the turnoff for Brisamar, too), and construction is on-going.

Yeah, a real plus for the "ground-pounders".

Agree. It is a helluva sweet looking property, however. But, I guess, as the old axiom goes, if you can afford to spend that kind of money and still walk away, go for it!

what title anywhere is iron clad? that's why insurance is available. Stewart writes more than any other agency.

Let's assume that this property IS free and clear and a Fideo can give a buyer a long term guaranty, would love to hear from folks in the general vicinity as to whether this is not simply an overbuilt property for the surroundings. just wondering. Perhaps, I'm way off base here, but given the high end touches, is this not really a place that one would buy to live in, as opposed to making it a rental?

there's only a handful of homes there - all are top flight. nothing like the Gonzaga and punta final strips.
nothing against thoses - i love trailer / palapa style.

the people that built at Brisa del Mar obviously have means....substantial means.

i know of several syndicated deals at San Carlos. they work well and give the partners substantial bennies for a fraction of the total cost.

i only count about 6 or so homes plus the prop owners have some out buildings.
just the logistics of building that level of quality so remote blows my mind.

i would love to be there one day.
it's so close to phx yet so far at the same time.
with the road going paved, the enchanted islands so close..... i would build beach hotel in a heart beat. full services, fishing diving etc.

tennis...what else? oh - a pool and commons palapa w/ swim up bar.
do it all like at El Barril.
why not? the road's coming. the people there need jobs and the county could use tax revenue.

i risk further alienating many preservationists here...too bad. progress comes as it can - just the way it is. or else? why would they be paving the road - because it is THEIR country - not ours.

yeah, it's why my deals work - the investment in time = due diligence = no stupid mistakes or surprizes.
people do what you INSPECT never what you EXPECT.

if you had access to my pipeline you'd know - well maybe not, it likely is far too complicated for you to comprehend.

Real Estate is a game of inches, just like football. Agents have to work for a close. i like to ensure they earn it on anything i may move on.
