House 4 Sale in Asuncion...$12,000

A fisherman friend of ours is moving to San Hipolito and needs to sell his house fast. He was just building it so the back half is done and his family has been living in it for a year so it has power & water...It is a wood house with 2 bedrooms, kitchen/dining area and bathroom with septic so far...the plan was to build the living room out on the front of it. it's not fancy but a great start and high ceiling and can be stucco'd...great neighbours too.

It is one block up from the beach in the middle of town on a 525 square meter lot. I'll go take some pics today. U2U me if interested.

a bit more info on this house...the bedrooms are drywalled, some trees and bushes planted on the roomy lot. It looks rustic but with a little imagination and stucco it would be fine.

The value is in the lot, foundation, water, power hook up, windows and all the wood and concrete floor in the house. It has a clear title issued by Sta.Rosalia Municiple office so easily transfered into a fideicomiso.

You could build a front room onto it to finish it off, plaster and you're ready to roll. This is a steal!

Lot prices skyrocketed here a few months ago...went from around 25 pesos a square meter up to 250 pesos per square meter as it was designated a tourist area...so doing the math, a 525 square meter lot is 131,250 pesos...dang...which makes this house a great deal.

Maybe the ones who don't realize a good deal when they see one. Anyone who has spent time down here will realize that the place has loads of potential, dreams, it's what Baja is to some, others come here expecting things to be as they were in the states, those are the ones that usually do not last long here.

facing both the sunrise and sunset and overlooking the stone sweeping staircase that comes onto the lower part of the property all for 12,000 dollars????

Hardly, I am saying that the house is chock full of all possibility, a second level, upper decks facing in a circumfurance even, while overlooking that sweeping stone staircase or you could go tile,.....you just may need to add a few $$$$ and your own ideas to make it your way, as many of us here have done..

wow! 10x increase in a few months? i assume you mean asking prices went up -- can't imagine actual sales prices changed so fast

Great to see the RE market dream homes at realistic prices for families that want to lay down some roots.

Shari, here's a thought, could you provide the ROI based on typical monthly rental income for a BA home, and comment on the growth potential based on current appreciation/year averages?

Say you could post an excel doc doing a casa by case appreciation per capita/region and post those on a regular weekly basis to our waiting wealthy capitalized Nomad base, we can upsell the regional tourism benefits and sell the ShariReport Newsletter via our Nomad Collective RE Guide, go IPO, sell futures and shorts, pump up the high risk undocumented loans... whoa what the. jaja

It would have more possibilities if it were concrete block. Is wood the preferred material in that area?

Actually it is the price per meter that is set by the municipality that has gone way up so anyone wanting to just buy a vacant lot from the village will have to pay that new price....luckily the owner of this house got the lot at the old price so passes the savings onto you. Many people who are selling now (even though they got the lot at the old price) are jacking up the prices to reflect the change...so it's a deal when you can get something at the old prices.

I will try to post some pics of dilapidated old shacks in WAY worse shape than this one that people here have bought then fixed up...way nice!! Like I said with some imagination and $, this place has alot of potential. Some Canadians bought the house across the street and made it gorgeous.

many people build of wood then plaster outside and either drywall or plaster inside too making it very strong and beautiful...easy and there are excellent workers that charge reasonable prices. the bedrooms already have drywall and windows...here is a back view.

I'd build a biga$$ front room and wrap around patio outside with a garage on the street side that just might have a little apartment up on top to take advantage of the ocean view.

Here is an example of using your imagination. I saw this house and knew it had potential. Many of you have stayed in this house....know which one it is?

We have bought a few fixer uppers as they are better deals because they already have alot of money invested in the foundation, floors, wood, water and power systems etc...so it's way cheaper than starting from scratch...even if you just take down the wood, you can use it for your roof, or garage whatever.

Another bonus about buying an established place in town is that the neighbours are already there and chances are nobody will build a huge place in front of you...plus they keep an eye on your place when you arent here AND bring you great food all the time...right Bajaboy? (You should have seen the shack he bought and fixed up oh so cute!!)

I believe fideis are around 8 G's. Due to the price increase in lots and closing costs, more people are wanting to lease them from us instead of going the fidei route.

the municipal entity sets land prices? is it because the lots avail are owned by the town? they were never titled before or is the "town" the remnants of an Ejido that has evolved?
curious - normally market forces set prices and define velocity.
does a committee meet and review depending on sales volume periodically?

when will $2-3 US a SF change up or down?

the new prices are for lots you buy from the Municipality..that arent pre-owned by anyone and they changed nearly overnight. The municipality land office in Sta. rosalia set the prices and the change came when Asuncion was designated a tourist area instead of just a fishing village...progress eh! People who have titles can sell for what they want...some got thier lots for very cheap years ago and now want to sell them for the "market price" which is 100X as much...good profit margin all right. Others are happy just to make a bit and are selling pretty cheap still. There is a wide discrepancy in prices at the moment....but the folks selling cheap are the lots that are moving right now...the hold outs are thinking of lowering their prices.

I was thinking it would be cool to start a new thread on before and after pics of "fixr uppers"...so I will do it.

motoged...you should jump on it. We looked at the place on our last trip, and I'll be honest, while the outside doesn't look like much, the inside is very nice and workable. The concrete floor is awesome and the structure itself strong. It just needs a little gussying up (don't think that's a word, but you get the picture). The view is nice, you can see the ocean....and the neighborhood is quite lovely. Close enough to walk to the store, yet far enough that you aren't right on the main drag. We were strongly considering this house until our dream lot opened up :)

the owner dropped the price to $11,000 now...priced to sell!! Poor guy has moved to Pta.Prieta and the people who's house he's in are waiting for him to sell this place so he can pay for the house he's in now....fire sale!! Great house for fishermen or whatever...not fancy...liveabe how it is and could be fixed up for not too much...excellent potential...lots here with no services or house go for the same price and more and this has power, water, septic, and a house!!

Being a dabber in houses and land....

I recommend a quick light color paint job...curb appeal is everything.

If this place is not sold in June when I come to stay at your Hilton's...I will look at it. Yeah...it's perfect for a camp house. A little paver patio and cover...outdoor kitchen...boat storage.

Need a.c. down there in the late Summer?

that IS the bottom line...he needs this amount to pay for the house he is living in now in Pta.Prieta...it's usually in the high 80's here but can get up to 90 if a hurricaine is brewing down yonder...but just when you start to feel hot...the afternoon breeze cools ya down. I didnt even turn on a fan this summer...some hot years, I might use a fan for a few hours in september.

it's next door to our canuck amigos and in front of Lizbet...who most Asuncion visitors know as she caters food to visitors...lots of eyes around...it has a municiple title so is not leased land.
