Water view - La Ventana / El Sargento CHEAP!

Hi All,
We just received 5 water view lots in La Ventana at very cheap prices.

All lots are 1500 meters (over 1/4 acre) with great water views, clean title and power close by.

I heard the lots go for 3-5K or less, everyone needs money and there are thousands of lots.

We're about six years from there being a viable market for building lots in baja norte again. Can't blame this guy for trying though. The local 200 square meter lots that were $20-25K during the boom days are now priced at $30K. HUH?

I have only seen one new development slash prices so far- the Greenhaus development across from SADM that was given media attention last year for building more energy efficient units. They have cut their prices on attached townhouses from $149K to $99K. Would be interesting to see if that is working out for them.

Speaking of water view, here are some pictures I took of the Ceralvo illusion which can occur during certain weather, you will see the island reflecting off the water and inverting, false canyons and all kinds of amazing things, really.

Actually, when we were there 2 years ago, small water-view lots were going for $25,000 to $40,000 US on the uphill side of the road (away from the beach).
Although there are more subdivided all the time, the supply was fairly low, maybe 15 lots, when we were there.
The preferred lots did seem to be the ones in little gringo compounds but then, who else is buying ?

I'll tell you what. You go find those "thousands of $3-$5k lots". Double the price and I'll buy everyone of them from you.

Folks,

I'm a little confused by these comments. These lots are not 200 meter lots in Baja Norte.

These lots are in La Ventana / El Sargento area of
Baja California Sur.

Outside of La Paz. These lots are 1500 meters.

If you are in the market for La Ventana or El Sargento do a little research and see these are blow out prices.

Hope this clears things up.

Most sales are direct from the seller to the buyer, those lots reflect the current market and many many lots exist and many more will be assigned to the younger people and are sold in the low thousands, lots that are marketed in ads are a small minority, through Bien Raices agents lots are priced higher and are heavily marketed to outsiders, as you say at 30-40k to accomodate %10 percent commission and pay for all the additional costs involved. I am not saying an agent is inherently a bad thing, since many foreigners do not speak spanish nor do they care to get to know the sellers first.


If someone is interested in land, they should come to visit the region where they would like to buy and camp or rent for a while to get to know families.
