$163,000 and you don't own the land??? Good luck with that.....I wonder if they ever solved the federal zone issues they had a while back. It seemed then that several beach front homes were encroaching on the F.Z. and did not have approval. Who is the land owner?

Federal beach concession issued through Profepa and the Federal government protects home buyer's investment for the 21 waterfront homes that are in the Federal zone. 40 year history of happy gringos here. Sales are simple transfer of personal property. New 10 year leases with each purchase. Easy to buy and easy to sell. 12 property transfers within the last year. 2 waterfront homes sold in last 60 days in the 125k range. Many folks are finding that keeping the costs down by not having to "buy" the land, allows for greater affordability, and a much easier time selling when the time comes to sell.

i agree with some on here, buying a home like this and not owning the Land is a little off the wall to me.
its been said before on the forum, alot of people when they come to Baja leave their brains at the border.
I doesnt surprise me that sales have been made, some people just have way to much money.
I for one am not broke by any means, but to plunk down that much money on a questionable home in this area is crazy, this area has had on going problems for years, leases dont mean a thing for the most part.
if it was me I would buy or lease some land, put a pad on it so I could pull my RV on it and maybe build a little palapa and other minor inprovements, so if the SH..it did it the fan, just back up to my RV and go

Why all the property transfers (sales)? Are the any long time owners in the area?

Coho' .....You sure sound like a real estate salesperson.and you did not say who the land owner is. All those recent sales sounds like people bailing out...good luck.
