Big Beach area(Hawaii side) lot just came up in Asuncion!!!

For all of you who have been asking about lots at the beach on the Hawaii side of Asuncion...as you know they are very rare and the few that are available are getting pricey although still reasonable for their location...between $30-40 grand U.S. dollars for a regular 500 sq.meter lot.

A couple days ago an amigo came to us because he is in a bind and needs quick cash so he is selling a huge lot that could be easily divided into 4-5 lots. There is 60 meters of waterfront....just above the flood zone on the "hawaii" side of town next door to Boe4fun....where everyone wants to be but there were no more lots available there.

It has a municipal title...not ejido...and power & water to it...it is an incredible deal but the guy wants to move fast on it so we have a creative idea to secure it we will discuss with serious buyers.

The price for owning a beach area lot would depend on how many sq. meters you would like...as little or as much as you want...but we are talking $20 grand mas o menos for at least 500 sq.meters or maybe more for the right person.

I just mention the price in dollars so people get a better idea of the price...saying 250,000 pesos scares them...seems like alot of zeros:lol:

I can't answer from personal experience, but I'd have to say yes, or in the future, based on the fact that the road is only about 27 ft. above sea level, and there is nothing between it and the surge. Friends I dearly love have a home in the same zone, and it worries me.

I think the picture was taken just toward town from the new Pemex station.

The ball parks are in the upper left, the beachfront fits the description, and the land in front of Boe4fun, according to Google earth is about 17-19 feet above sea level.

this property wont last but a couple weeks I imagine as it is in the most desireable part of town.

I have seen water come up to the highway in some places when there have been big rains...so it washes down from the mountains and due to high surges, can back up and flood a few inches in some parts a bit further down from where I am talking about.

Those front lots in the flood zone certainly have had more water in them and are at risk in a big storm swell at high tide. Those that have built there built their houses up higher so should be fine unless there is a catastrophic weather event in which case many people would be screwed.

Hey Tio will there be an Oxxo at the new Pemex?

here it is in relation to the Beach House...Calle Pargo runs in front of it and the highway at the other end.

1/10 ac lots for places on septic seem small. how do you find room for leach field on such small lot?

few people use leach lines...only one gringo I know has one and his lot isnt near that big....everyone has 2 or more chambered septic "tanks" made of bricks with gravel in the bottom to leach through. How many square meters to an acre?

the average municipal lot is 500 square meters here.

Starbucks, then? You and I walked that whole area as it is quite beautiful ...steps to the beach and ocean. I wanted to buy out at the entrance to town but up hillside. Bright lights, big city, BajaBoy. Approx price per sq Meter? Think I'll just drag in my RV and camp out! I do want to try Udo's Margaritas!! And enjoy the wonderful Spirit of Asuncion. They don't usually deal in acres down here. More often hectarias:

1 acre = 4047 m² (to nearest m²)

1 hectaria = 10 000 square meter

Maybe the OXXO, which seems to be an appendage of Pemex stations these days, will bring with it an ATM. Some do...some don't.

On the outer-banks of North Carolina (Nags Head, Buxton, Hatteras, etc.) almost all the houses are built with the living quarters on the second floor, and the ground floor is for covered storage, garages, boathouse, etc... The house is built on log pilings, or concrete pillars. When a storm surge/waves comes thru it simply runs under the house causing minimal damage. Is this ever done in Baja??? or even feasible?? Sure takes a lot of worry out of ocean front property on lower elevation lands, and the cooling breases can really be taken advantage of----great views, too if you are in front of everybody else. People in back may frown on it tho.

I only need 80% of the sale proceeds for the condo. There would have been a little left over to put toward the lot. After all...we are talking about a condo in Portland, not California.

the lot is still available...there is serious interest but nothing firm yet...we're thinking some long term RV sites would work well there on the ocean side of the lot...$5 grand for a 10 year lease... could easily have 4 nice size spots...build what ya want...just an idea....or perhaps miniature golf with a sea theme?:lol:
