You could construct a large garage and a guest casita out front with all the money you are saving at this new lower price. Construction is 50 bucks a
sq. ft approx. and maybe a little less for garages. I would be happy to advise the new owner how to go about this. All part of the comprehensive

The fact is it is the least expensive house in the most expensive neighborhood. With a a little construction it could have all the amenities of much
more expensive compounds at a fraction of the price.
The owners want to move on and I am offering a finder's fee to anyone who brings me a buyer that completes a deal.
I am surprised it has lasted this long but the right party will be along when the time is right and it will be a win-win.
I personally can't believe this one is still listed. The owners are practically giving it away and one lucky owner (or group of investors who want to

It is out of the Federal Zone.
Pt. Chivato was measured to death several years ago and the houses that encroached paid the fines and those that were not in the zone have paperwork
showing this.
Bring a buyer and I'll pay a finders fee for a completed deal.
Several things in the works right now so I know things are moving around Mulege. Retirees from Canada and the USA are competing with Mexicans
investing in vacation homes.

Even though it is out of the Federal Zone... It will take the process of getting a Fideicomiso (bank trust) probably in the $5000 USD range and then
an annual fee of around $400 USD.... If it is titled property within 50 miles of the coast... The Federal Zone is 20 meters from the high tide
line..
Some of the cost is negotiable depending on who you use...

The owners have said "move it" so come with your offers.
They have come down on price from 199 to 169 to 139 and now 120 with no financing. You can't beat this deal to live on the waterfront in the nicest
neighborhood with plenty of room to add garages, guest quarters, second floor, etc, etc.....

That is a shot of the neighborhood. You can see the house at the end in the middle of the shot. If you want even more space I can negotiate for
additional land but it most likely won't be this cheap. You can't buy a studio apartment this cheap anywhere on the coast of CA, much less a private
house.
The grounds of the house are in the other shots where you could easily build garages, guest houses, etc,. Builders are eager for work right now and
you can negotiate a good price per sq. ft. if you wanted to expand.
This is great deal as the recent sales in the neighborhood prove. It would be an excellent rental at this price if someone in the neighborhood wanted
to pick it up as a guest-house.
