Four days ago all of the residents of El Arco Park in Cabo received a notice from the Ejido de Cabo San Lucas that we were to leave their land by
December 31st. and all utilities and services would end on January 1st. We have no contracts so we will not be paid for our improvements. We all knew
that this could happen when we built homes here more than 15 years ago but to give us 30 days to find other places to live or get rid of all of our
furniture, etc. in such a short time is unconscionable. We have hired an attorney to try for an extension but I don't have much hope for that. I
guess we will see the Federales coming to escort us to the gate while the banditos circle the park like vultures. The old, but true adage of "never

I am glad you can walk away and sorry that this is happening. As you say, you all knew it could happen, but it still feels lousy when it happens.
For others, it is a good warning about the reality of ejido property, leased property, and buying in someone else's name. We know people who are
having problems with all of the above. Go for it, but remember the walk away rule. Probably best if your improvement investment has wheels and a
trailer hitch.

If I remember correctly, when people “bought” into that park, they did so through a non-Mexican who had an agreement with the Ejido and that he quit
paying the Ejido years ago. The Ejido did not sell that land, they leased it to a person who in the end took the money from the inhabitants of the
park and ran off with it. I may be wrong so please correct me if I am, ok?
Put yourself in the shoes of the Ejido – what would you do? The property does belong to them and they have not been paid.
There is nothing wrong with purchasing property through the Ejido – it is done daily and now at least the Ejido in Todos Santos, you can put it in
your name and not have to use the name of a Mexican. When the title comes in, it will actually be in your name but because you cannot hold that title
if you are not Mexican, it must go through a Feidocomiso. The Ejido will hand the title over to a Notary for you to get your trust set up. In my

I feel for you. Moving sucks but having to vacate in such a short period of time would be horrible. Best of luck in finding another place.

Just received word the those whose rent is current will be given another year before having to move. Thankful for this as we can now search for other
property, albeit not on Ejido land! We intend to give away or sell, fans air conditioners hot water heaters light fixtures, etc.. and will not do
