I met with my attorney today and she informed me that HSBC bank will no longer transfer a fideicomiso. If you have a fideicomiso with HSBC it is
valid until the expiration date or when you sell your property whichever comes first. The new property owner will need to obtain a new fideicomiso at
another bank. The good news is a new fideicomiso can be written for 50 years.

No "dumb" questions ... when it comes to "owning" land in Mexico and/or Baja .. IMHO

I thought I heard thru the cactus telegraph that Banamex was also no longer allowing assumption of fideis.

People will go to any lengths to not own up to not owning the land
