The ad shows the location to be in Baja, but the description of this area in Baja Sur is accurate.
What a horrifying thought. This would irrevocably devastate the precious way of life in this area.

dmer, you should be ashamed of yourself. You just moved there, and think you can politically state ''horrifying'' results of change and become politically, financially and emotionally involved in how a foreign country conducts its' own affairs in expansion and development. Are you a 'NIMBY' door-slammer? You move in and want everything to tolerate your being? Are you from Kalifornicatia? Do you have delusions of adequacy to become the next blogger for the AmeriKKKan way of what Baja will do or not do to satisfy your dreams? What a horse-hockey viewpoint.

Also, knowing Baja and how Mexico works this is only a ''plan''. Doesn't mean it'll get off the ground; there's already a gringo Gringolandia planned in that area that is not moving along any time soon, so just put your feet in the stirrups and try to relax.... wheels of progress move slowly down yonder.

Sorry for the rant, but I get soooo tired of newbies telling others how to manage what they can and can't do with their lands. Having been a resident of that area for years I wish them all the best. Knowing how that Ejido works I doubt it will acquiesce, but progress WILL march on, and as G. Harrison sang, "Within you or without you".

This location (27.176502, -112.1762207) is just a mile north of San Bruno. It's not a place I would seek out for remote camping.

What a nasty response to a question. 12,000 homes, (that is twelve thousand) is a huge shift in population in the area. 36-48 thousand people in 2k acres is a town. And yes, the effects to the eco system and traditional way of life will vanish. Why don't you vacation in Cabo for a couple of weeks you grump!

FYI, for those with their head in the sand... Things are happening between Mulege and San Lucas/Santa Rosalia.
There is now a gate blocking access to Santa Inez beach area and a sign touting "Chivato Bay" development.
just on the north edge of San Bruno is a newer development named Costa Tranquila selling and leasing lots.
north of that is The Cove Community which I think is selling lots in Phase 2, it is next to Dos Amigo's RV park...
Then just south of this and already surveyed, don't have a name for it yet is a development that stretches from the water to across the highway, many hectares, being developed by the fella that developed the ORCHARD park in MUlege...story is that water tap is purchased, Electric is in the planning and going thru the environmental process that is necessary to cut the streets, etc. in...
There is a water main that goes from Santa Rosalia to San Bruno maybe as far as Palo Verde but not sure this far. So more development will stretch the already shortage of fresh water supply...
Our park in Mulege is cut off daily for over 12 hours by SAPA the same water company...
One more development would make it city from Mulege to San Lucas.
But probably not in our lifetime..... As earlier stated many pieces of the puzzle to be put together...
When the signs go up you know someone is forking out some $$$$ somewhere...

How long has this gate been in place? I was last on Santa Inez in January and no gate was present. Is the gate right where the access road meets the highway or further in towards the playa (i.e. after the arroyo crossing or along the dirt path just inland of the beach itself)? Any info would be appreciated.

Hmmm, it is a Playa Publica as signed on the highway plus there is a fish camp/ home on the beach with a camping area in there... or was last February... Please post photos if possible.

It is a shame that Mexico does not have great swaths of public land like in the USA. Public lands are great - it allows for natural lands to persists, and focuses development in narrower areas.
It is a pity that some greedy factions in the USA want to sell off or destroy USA's greatest asset, it's public lands.

Anyhow,
in baja there are many grand pipe dreams being touted as "mega-development coming soon,"... it's just speculators trying to flip lands - there is not demand for even a small fraction of the developments to ever be developed in our life time.

Perhaps it is time for another revolution to make certain land public, and preserve some beaches and open space for public use, eh? :light:

The gate appeared late summer early fall just off the turn in from Mex 1. Not sure exactly when...
There is also a big sign at the beach with the name on it.... As seen coming in from the water side to the beach...

Maybe someone will take a pic or when we go out that way we can get one and get it posted....

Just remember that for every gringo that buys land to develop it, there is a willing Mexican there to sell it. It's a two-way street. Neither side really cares about whether there is enough water for everyone in the area. Even the govt officials who are supposed to be responsible for this can be bought out.

It's like all the jobs that went to China and India. People blame the Chinese and the Indians, but there was an American or Canadian that moved those businesses over there.

Anyway, in San Carlos, we have seen our share of playa publica taken away. Or the most common means is to develop along the shore immediately behind the beach and cut off any access by the public through the homes. Effectively, it becomes a private beach. There is no viable agency that makes sure there are right-of-ways for the public, like there is in California.

Oh sure, there is one that has that duty in Mexico. But its like the agency that purports to protect the fisheries. Responsibility in name, only.

Regarding Santa Inez gate:
I have been told there is a land ownership/land grab issue going on there and that the local ejido has kinda formalized their claim so as to show this is their property. Gate is shut but not locked, at least during the day when I checked.

I will know more after one of my local pals talks with the ejido to find out what is going on and accessibility.

Yeah, things are changing. When, only time will tell.

this is just property listed for sale by a realestate company in Temecula CA...for 28 million dollars

if you look at the map there isn't much beachfront ...

just because you see a sub-divided map doesn't mean the property is already sub-divided or ANY permits are being worked on....

this is just property for sale...nothing more

better than listing it on "craigslist" like most people here do
