My issue concerned the legality of my fideicomiso, I had her review the entire document and verify legality with Catastro in Santa Rosalia. . Here is
what she found out:
Hello Paul,
I have reviewed the whole document. Everything appears to be properly done (POA granted to Alonso, proof of ownership presented by seller,
certificates of no liens or encumbrances on property, city appraisal, dully registered with Catastro and Public Registry in Santa Rosalia, taxes dully
collected an reported to revenue office, records of the property, etc).
The only thing I observed is that transaction value, which was recorded at $90,900.00 pesos. If this was the actual amount paid for property then all
should be ok.

How did the issue of the legality of the fide come up?
BTW, it is an old "trick" for the seller of the land (to you) to convince you to put a purchase price much lower than what you paid. It saves THEM
taxes. But it could backfire when it's time for YOU to sell.
