Release: Baja's Eastcape Becomes the Hottest Real Estate Market in Mexico

Los Barriles located in the center of the Eastcape along the Sea of Cortez is now booming. <One> office in Southern Baja exceeded all other brokers in gross sales in all of Mexico last quarter due largely to the growth of the Eastcape.

(PRWEB) June 11, 2005 -- The Eastcape is on fire. Up until August of 2004 the area know as the Eastcape of Baja which begins 12 miles North of San Jose Del Cabo extending North of Los Barriles to Punta Pescadera, had witnessed moderate real estate activity.

<One> office in Los Barriles have seen sales quadruple over the last year, with beach front property seeing appreciation rates of over 35%. View lots which have seen little appreciation over the last five years have gone up over 20% this last year.

New dynamics in the buyers have fueled the market as baby boomers now comprise 70% of property buyers which had been predominately dominated by retirees. As a result, there is a shortage of quality homes for resale along the Eastcape, and beach front properties in the more remote areas are quickly being purchased as the amount of available beach front on the Eastcape of Baja diminishes. There are still affordable beachfront lots starting at $150,000 however these are further from main towns. Building costs remain on the average of $100/sqft which provides many investors and vacationers a chance to have a new home on the beach for under $450,000. These prices are similar to Cabo San Lucas eight years ago.

Affordable???

Doesnb't sound affordable to most of the people I know!!!

Median housing cost in Venturna County is in the $600's. And that sure doesn't buy you a large ocean front house!

It is $500K for a shoe box fixer in Oxnard.

Yall wouldnt even believe

jrbaja - 6-11-2005 at 03:48 PM

whats going on down here. Realtors are popping up everywhere.
And still no bank, dependable gas station, or mcdonalds. I just dont understand what they see in this place!

if ya can't see it, don't believe it....

capt. mike - 6-11-2005 at 05:40 PM

your eyes are closed. it's happening brother....like it or not, here come the norte americanos to a beach side community near you....and i'm gonna be one of them, but not there.....another place that won't be crowded for eons....hahahahahah

bajaloco - 6-11-2005 at 09:46 PM

What you need is a summer squall to blow em all back to where they came from.:tumble::tumble:

dono - 6-12-2005 at 04:50 AM

Actually this boom has been going on for the last 2 yrs here(los Barriles) in the 18 yrs. that we been selling real estate here we have not seen anything like this. And as for Beach front properties prices you can still buy a beach- front for under $60K in the El Cardinal area, no water and no power but beautiful.

capt. mike - 6-12-2005 at 07:34 AM

how can i reach you? i have a bunch of speculative investors looking and want to junkett them down soon.

web site, email or?

JZ - 6-12-2005 at 08:29 AM

Dono: what's the average cost for beach front. Any suggestions on where to invest.

In San Carlos, beach front was about $225K a year or so ago, and is now listing at $275K. Building costs (with one builder) was $60/sq foot and is now $78.

Look on the South of town (20 minutes out) in San Felipe, . White sandy beaches, and good deals exist there. Also...this area is within driving range from Ca. Has a airstrip.

dono - 6-12-2005 at 09:07 AM

Skeet/Loreto - 6-12-2005 at 09:38 AM

For a mere $450,000 you can buy a nice boat keep it in the Marina at La Paz, enjoy all the peace and quiet, sandy Beaches with out having to associate with all those crowds of people../ Skeet/Loreto

JZ - 6-12-2005 at 10:01 AM

Right.

But the downsides are:

- cost of boat ownership is 2-3x the monthly payment (for power anyway)
- it is a depreciating asset
- the next hurricane may sink it

"The cost of Freedom"

Skeet/Loreto - 6-12-2005 at 10:26 AM

Word must have gotten out that you're down there! I mean, the opportunity to sit at the feet of the all-knowing J.R. has gotta jack up the value of property. Ya think?:lol::lol::lol:

hey Dono - a Q for you

capt. mike - 6-19-2005 at 09:48 AM

Alberto has contacted me, thx - if what i understand is correct , the property he is telling me about is about a mile or so from Van Wormers punta colo resort and the strip which serves same. so, its not really close to los barriles, closer to la riberia then - but do you know if there is water and power to these lots? and are they bank trust properties? would like to see during a summer trip. can you send any better info than the pdf files he's emailed me?

capt. mike - 6-19-2005 at 02:46 PM

thx for the email osprey! look forward to meeting you this summer, i am really psyched on east cape properties - and being a healthy distance from los cabos is a plus!

There is another secret spot that is only 30 miles from a major city and international airport in Baja... that only a small number of gringos have found...La Ventana. It's on the Sea of Cortez just 30 miles SE of La Paz. Windsurfers have been going there for 20 years for the winter winds. It's close to La Paz which is NOT a gringoized Mexican beach town. Land is still cheap by the standards refered to in the other posts here...view lots run in the 15 to 30K range, however the beach front property owners are quickly realizing the "baby boomers" are coming, so 150k and up became common this past winter. And did I mention that building costs are running under $40/ foot.
Sorry for the anonymous posting, but many of my neighbors in the area would be very upset if they knew I had spilled the beans on their secret.

You should be proud there

jrbaja - 6-22-2005 at 09:56 PM

pathetic nameless wonder. Let me guess, people should talk to you as far as buying?
In real life, the realtors are already there.

great info - but yeah, JR is right

capt. mike - 6-23-2005 at 07:02 AM

enterprizing people are doing their thing already!! getting in on the FREEDOMS inherent in FREE ENTERPRISE!!!

With just a very little effort i have been able to in short order source midwest and east coast recreational investors willing to jump in on and syndicate an active development for the purpose of buying up in one fell swoop the entire remaining lot inventory. Of course as a partner i can't tell where but am jazzed about the possibilities!:bounce::lol:

Mike it is going to happen anyway I think if anyone faults you fore getting in on the gold rush it is out of envy. at this point it is the dumb ones that set back and shout at the investors and developers for trying to make a buck. If you don't do it some one else will.

Capt. Mike and Bruce

Skeet/Loreto - 6-23-2005 at 07:29 AM

Is it not a shame that the only way to get in on the deal before anyone else is called "Cheating" to make a buck.!

It makes an ole Fart wonder .

Skeet/Loreto

Bruce R Leech - 6-23-2005 at 08:20 AM

Skeet/Loreto I don't understand what you mean or what you are trying to say. can you say a Little more to help a dumb man understand.

thanks Skeet

what can i say.....?????!!!!!

capt. mike - 6-23-2005 at 09:16 AM

one takes risks, free to choose what's best.....some pay out, some don't - freedom means take the chances you want!! And work as hard as you want!! nuthins free my brothers! no free lunches except at the Liberal Lunch Rooms!
either you're an entrepreneur or you can work for people.....i pitty the people who don't even have a choice in socialisitc tax you to death countries or the worst....communism!!
long live capitalism and free enterprise! some will resent that, too bad - it's a WORLD economy out there folks - and you're free to get on the fast train or sit back and watch it happen, maybe miss out - but that's fine too...i love creating jobs and opportunities for people. I have been blessed! and i pass it along as much as i can.

Right on Mike!

jrbaja - 6-23-2005 at 09:18 AM

I have changed my mind (obviously no stopping progress) and now look at the people as clients!
Bamboo anyone?:light:

bajajudy - 6-23-2005 at 09:22 AM

La Ventana makes Los Barriles look like a sauna in Jan and Feb.
Bring your long underwear.

And some Denture Grip

Bruce:

Skeet/Loreto - 6-23-2005 at 09:47 AM

What I was trying to say is that there are no more "Handshake Dea;s" that to get invo, ved in large Real Estate Deals you sometimes have to use power, Money, Cheating to get to that Rich position in Life, like many Realtors and builders in this old USA who Cheat on theamount of Cement in a Yard of Concrete Delivered, or tell you it is 2x6 construction and you find it is 2x4.
More or less "Let the buyer Beware.".

Same as food and other things, where yu see a sign with a big size Buritto, buy it, then find that there is only Meat on the very end, with potatoes in the Middle.

I know, that is competition, but in a way its still "Cheating"

I am noticing more and more in all aspects of Life.

Capt. Mike , I hope you finally get the amount of Money that you Desire! Don't Kill your self or ruin your mind and body getting there.

Skeet/Loreto

hahahah! Skeet you crack me up my friend

capt. mike - 6-23-2005 at 10:26 AM

everything i think/know/feel about money you can find just by listening to Pink Floyd's Dark Side!

i am still working on my 1st Billion! saw Richard Branson on FOX and friends this morning - he is one happy guy i'll tell you! and has it together big time, started his biz at 15 and freely admits he knew nothing about biz except how to LISTEN and work HARD!

I'll be storing up my real treasures in Heaven though. As for now - "being" here on earth is the 2nd most fun you can have.

And JR!! yes....welcome into the light.....go forth and make bamboo, i'll hope to buy a caca pot full of it! homes need furniture, i hope to start the new wave of tropical trend in interior and patio design!

Just a little late

jrbaja - 6-23-2005 at 10:34 AM

on the new trend idea Amigo as Los Barriles and San Bartolo are already using it. Pure Mexican is already carrying my stuff and when I get back down there, it will be in two mueblerias in Los Cabos.
I figure in about 2000 years, I will have caught up to those who have been basing their lives on bamboo furniture and homes.

cool for you!

capt. mike - 6-23-2005 at 04:43 PM

the trend i am talking about is at
www.phoenixregionalairport.com 50 Sky Ranch hangar homes!! sold amigo.........

so put your goods on the ferry at la paz, send to topolabambo and truck to nogales.....i'll be waitin.:wow:
