Los Barriles located in the center of the Eastcape along the Sea of Cortez is now booming. <One> office in Southern Baja exceeded all other brokers in gross sales in all of Mexico last quarter due largely to the growth of the Eastcape.

(PRWEB) June 11, 2005 -- The Eastcape is on fire. Up until August of 2004 the area know as the Eastcape of Baja which begins 12 miles North of San Jose Del Cabo extending North of Los Barriles to Punta Pescadera, had witnessed moderate real estate activity.

<One> office in Los Barriles have seen sales quadruple over the last year, with beach front property seeing appreciation rates of over 35%. View lots which have seen little appreciation over the last five years have gone up over 20% this last year.

New dynamics in the buyers have fueled the market as baby boomers now comprise 70% of property buyers which had been predominately dominated by retirees. As a result, there is a shortage of quality homes for resale along the Eastcape, and beach front properties in the more remote areas are quickly being purchased as the amount of available beach front on the Eastcape of Baja diminishes. There are still affordable beachfront lots starting at $150,000 however these are further from main towns. Building costs remain on the average of $100/sqft which provides many investors and vacationers a chance to have a new home on the beach for under $450,000. These prices are similar to Cabo San Lucas eight years ago.

Median housing cost in Venturna County is in the $600's. And that sure doesn't buy you a large ocean front house!

It is $500K for a shoe box fixer in Oxnard.

whats going on down here. Realtors are popping up everywhere.
And still no bank, dependable gas station, or mcdonalds. I just dont understand what they see in this place!:lol:

your eyes are closed. it's happening brother....like it or not, here come the norte americanos to a beach side community near you....and i'm gonna be one of them, but not there.....another place that won't be crowded for eons....hahahahahah

Actually this boom has been going on for the last 2 yrs here(los Barriles) in the 18 yrs. that we been selling real estate here we have not seen anything like this. And as for Beach front properties prices you can still buy a beach- front for under $60K in the El Cardinal area, no water and no power but beautiful.

Dono: what's the average cost for beach front. Any suggestions on where to invest.

In San Carlos, beach front was about $225K a year or so ago, and is now listing at $275K. Building costs (with one builder) was $60/sq foot and is now $78.

Look on the South of town (20 minutes out) in San Felipe, . White sandy beaches, and good deals exist there. Also...this area is within driving range from Ca. Has a airstrip.

For a mere $450,000 you can buy a nice boat keep it in the Marina at La Paz, enjoy all the peace and quiet, sandy Beaches with out having to associate with all those crowds of people../ Skeet/Loreto

Right.

But the downsides are:

- cost of boat ownership is 2-3x the monthly payment (for power anyway)
- it is a depreciating asset
- the next hurricane may sink it

Alberto has contacted me, thx - if what i understand is correct , the property he is telling me about is about a mile or so from Van Wormers punta colo resort and the strip which serves same. so, its not really close to los barriles, closer to la riberia then - but do you know if there is water and power to these lots? and are they bank trust properties? would like to see during a summer trip. can you send any better info than the pdf files he's emailed me?

There is another secret spot that is only 30 miles from a major city and international airport in Baja... that only a small number of gringos have found...La Ventana. It's on the Sea of Cortez just 30 miles SE of La Paz. Windsurfers have been going there for 20 years for the winter winds. It's close to La Paz which is NOT a gringoized Mexican beach town. Land is still cheap by the standards refered to in the other posts here...view lots run in the 15 to 30K range, however the beach front property owners are quickly realizing the "baby boomers" are coming, so 150k and up became common this past winter. And did I mention that building costs are running under $40/ foot.
Sorry for the anonymous posting, but many of my neighbors in the area would be very upset if they knew I had spilled the beans on their secret.
