San Hipolito house on big lot FOR SALE...cheap!!

shari - 3-27-2010 at 11:42 AM

I just got a call from an amigo who is selling his house in San Hippolito...a sweet little fishing village between Asuncion & La bocana. He urgently needs the cash to send his son to University so is offering it at a deal....$3,500...cheaper than a car!

It is a 2 bedroom wood house with power and water...no septic...on a big 48X40 meter lot up high so it overlooks the beautiful bay. Its' next to our place there...great fishing and surf spot...U2U me for details.
this photo is taken from the lot next door...ours.

Might have someone interested---do you have any pictures of the house?

Also, does the price include title to the land and is he willing to do all that is necessary for a fideicomiso?

KAT54 - 3-27-2010 at 04:13 PM

Is this NOT a real sale?
Is this a land lease?
Is that why Shari asking about leases?
Is it JUST a wood shack for $3500?
Where would you go to the bathroom at?
Is Shari not telling ALL the truth?
Is a nomad going to get SUCKERED?

Bajahowodd - 3-27-2010 at 05:01 PM

It's not alot of money. I know folks who budget that amount for a weekend in Vegas. So, even if it is a shack, with an ocean view, geez.

Go potty and shower at Shari and Juan's.

Yes, in our area there are many wood homes, some quite modest and some exceptionally nice, but they are all homes, not houses.

Your place is definitely not a shack---it is a home that probably will need to be expanded---soon.

Lots of charm in these small places in my opinion. Sometimes simple living is very peaceful.

Smaller is better, less utilities, less cleaning.Wood vs Block/rock/brick - personal choices....... Every mans home is his/her castle.......

capt. mike - 3-28-2010 at 06:44 AM

i'm with baja howodd....$3500 is CHUMP CHANGE for a spot on a beach - rent, lease......legal...not...who gives a crap??

Kat54 - are you simply paranoid? or a sewer snoid???
you only come out to voice YOUR concern over the most banal and mundane of issues.

shari - 3-28-2010 at 08:44 AM

hey...morning all....this little wood house is not fancy...just a little wood house and probably has an outhouse....like we had my first 3 years here on the point. It is ejido land and the seller has his title in his name so you can either choose...or not...to go to a notary and get the paperwork done and I believe you can get a fidi if you want to go through the expense...I dont know what the seller has to do other than go to the notary with you...which would be at the buyers expense. Here when we buy from each other...ya pays your money and he passes over the title.

I havent seen the inside of the house...he says it's in good shape. It's a tiny village with a huge view of the bay...sweet little community. I shall be choosing a suitable candidate for this beauty soon...no shortage of buyers.

Pompano - 3-28-2010 at 08:49 AM

Hey shari...Co-pilot's sister is looking for a place just like that. I will send her over to see it. Do I get a commission????:spingrin:

capt. mike - 3-28-2010 at 09:21 AM

i'll get Security Title to do a title report on it right away!....

Kat…….no self respecting Nomad will take your comments seriously if you continue to end a sentence or a question with a preposition……

Instead of asking....."Where would you go to the bathroom at?"

You should have asked...."Where would you go to the bathroom?"

Reminds me of the gracious old southern lady that boarded a plane.
She found her seat next to a young couple.
After getting settled she asked "Where are y'all from ?" of the couple.
To which the young woman replied "We're from a place where people don't end a sentence in a preposition".
The gracious old souther lady thought for a moment and then responded "Well then, where are y'all from b*tch ?"
.

Packoderm - 3-28-2010 at 09:38 AM

Ending a sentence with a preposition is the sort of thing up with which I will not put!

Yes, a buyer would pay the cost of a bank trust, but maybe the question was not clear. Have all the hoops been jumped through for clear title so it can be transferred into a trust or corporation. And are all the taxes, etc. paid.

Or is he looking to do one of those Power of Attorney things or a Mexican buyer to whom he can directly pass title?

If there are so many buyers, maybe someone should suggest to your friend that he is selling too cheaply---could probably raise his price to what would still be a fair price to everyone and sell it quickly. More money for his child's education.

Bajaguy, This is actually an excellent idea! I would think he could easily get what he wants for the place but more than likely he would end up with a lot more money......

bajaguy - 3-28-2010 at 12:34 PM

Heck, I'll evev buy two tickets at $100 each to start things off......and I don't even know where the place is........

KAT54 - 3-28-2010 at 02:41 PM

Warning Warning Warning
Edijo LAND!!!
Is not it a fact that only a Mexican can buy this as Shari decribes?
Does the lot have a regular deed?
Maybe the buyer should just burn $3500?
Is there a lease?
If it isn't a wood shack then why no pictures?
Who would live in a house without a bathroom?

That's almost a half acre of land with a nice view of the ocean. If you like an ocean view with a fixer upper on it you take the owner to a notario or Corett to get the deed, arrange a sales agreement, enter into a fideicomiso all for about $10,000 U.S. That's couch cushion change for a place that close to superb fishing and easy living.

Doesn't it make a difference as to how far the break-up of the ejido has progressed? We have friends who paid for some ejido land in Bahia Asuncion that had been divided, so there was one seller. However, they have been waiting for a few years and still cannot put the land in their corporation. They have been told it is being held up in Mexico City??

They are not really concerned that it will happen, however, it is just a matter of when and they don't want to proceed with any plans until completed.

Boy, the price of a fidieocamiso sure has gone up!

Kat, there are still a number of people in our area who only have outhouses---it is changing, however. Besides, in our area building a septic is just not that expensive and can be done quickly. It is not a big deal.

[Edited on 3-29-2010 by DianaT]

my ejido

redmesa - 3-28-2010 at 03:23 PM

We have an ejido property that was titled to one man who was able to transfer it to our corporation with no problem. Ya just never know how the bureaucracy is going to work. For 3500, the risk is pretty small if that is the lot you really want.
I think if we had to do it over again we would look for a long term rental each year rather than buying and building. I am tired of commitments and hassles.

shari - 3-28-2010 at 06:01 PM

hi again...sorry I didnt answer right away...it's sunday, I had lunch with some pals, welcomed 3 nomad families and drank some beer with dear Zoe on the patio...busy busy busy. It is semana santa and last nights birthday party was a doozie...trip report with more accordian accompanyment as well as incriminating photos to come....maybe.

So to answer some of Kat's questions...the seller told me yesterday about this..no time to go to San H to take photos....I will look through mine to see if I have one somewhere. The title is in the owners name and can be put into a fidi ora notary can get you something in between to make it yours...gringo or not. Several people have the same type of titled land here and have no problems. It's not a lease, you own it. I have lived most of my adult life without an indoor bathroom...it really is no big deal. Outhouses can be most pleasant. ONe can easily put a septic system in there for around $800 for a simple one...then toilets are another hundred bucks...plumbing...etc etc...hmmm...but you can make a pretty nice outhouse for a hundred bucks!!!

i couldnt find any pics of this house but here is a little album of photos from when we took some friends there to hang with Juan's sister's family...way fun.

I'm with BajaGuy. I'd buy a $100 raffle ticket!

longlegsinlapaz - 3-30-2010 at 11:27 AM

Ejido legalities & title issues aside, IMO, how much money the land owner might need to send his son to University is a moot point. The salient fact is that the land alone is most likely worth appreciably more than $3,500 USD. I think it's doing a huge disservice to the seller to not have him at least investigate the values of land in that area & advise him to price it accordingly. In my mind, too many people take advantage of the locals lack of factual knowledge. The seller obviously needs funds for a highly commendable reason....don't take advantage of his short-term need by screwing him! This could be a terrific win/win situation for both seller & buyer....$3500 for 1,920 square meters of view property is, IMO, rape!:no::no:

Sorry all you raffle ticket holders! While the idea is good in theory, what happens if only $1,500 worth of raffle tickets were sold?:?: Would any of you in good faith honestly expect the seller to hand his land over to the winning ticket holder?:(:(:(

Edit: Maybe an auction would make more sense!!:bounce:

Legs...............I would set a minimum amount (say $5000)....if the minimum was not reached, no sale and return the money.........heck, might even just pass along my donation to the kid......at least he wants to pursue an education
