San Hipolito house on big lot FOR SALE...cheap!!


I just got a call from an amigo who is selling his house in San Hippolito...a sweet little fishing village between Asuncion & La bocana. He urgently needs the cash to send his son to University so is offering it at a deal....$3,500...cheaper than a car!

It is a 2 bedroom wood house with power and water...no septic...on a big 48X40 meter lot up high so it overlooks the beautiful bay. Its' next to our place there...great fishing and surf spot...U2U me for details.

Also, does the price include title to the land and is he willing to do all that is necessary for a fideicomiso?

Is that why Shari asking about leases?
Is it JUST a wood shack for $3500?
Where would you go to the bathroom at?

It's not alot of money. I know folks who budget that amount for a weekend in Vegas. So, even if it is a shack, with an ocean view, geez.

Go potty and shower at Shari and Juan's.

Yes, in our area there are many wood homes, some quite modest and some exceptionally nice, but they are all homes, not houses.

hey...morning all....this little wood house is not fancy...just a little wood house and probably has an outhouse....like we had my first 3 years here on the point. It is ejido land and the seller has his title in his name so you can either choose...or not...to go to a notary and get the paperwork done and I believe you can get a fidi if you want to go through the expense...I dont know what the seller has to do other than go to the notary with you...which would be at the buyers expense. Here when we buy from each other...ya pays your money and he passes over the title.

I havent seen the inside of the house...he says it's in good shape. It's a tiny village with a huge view of the bay...sweet little community. I shall be choosing a suitable candidate for this beauty soon...no shortage of buyers.

Reminds me of the gracious old southern lady that boarded a plane.
She found her seat next to a young couple.
After getting settled she asked "Where are y'all from ?" of the couple.

Yes, a buyer would pay the cost of a bank trust, but maybe the question was not clear. Have all the hoops been jumped through for clear title so it can be transferred into a trust or corporation. And are all the taxes, etc. paid.

Or is he looking to do one of those Power of Attorney things or a Mexican buyer to whom he can directly pass title?

If there are so many buyers, maybe someone should suggest to your friend that he is selling too cheaply---could probably raise his price to what would still be a fair price to everyone and sell it quickly. More money for his child's education.
