If you read the adds you will see they are two different homes.

The more salient issue is that despite the crappy economy and the anemic housing prices in the US, there doesn't appear to be a fire sale happening down South.

since there are no comps available except perhaps what "realtors" hold close to the vest... you just don't know.

no one has a data base publicly available like a county recorder where you could look up closings.

my thot is the market actually reflects more or less what is happening elsewhere and will be reflected in how far down a property falls over time if it sits without garnering a sale - and supposing the seller really needs to move it and is not just checking his market.

i know of at least 2 premier properties that are down substantially from where they might have been 2 years ago.

BTW i traded some emails with this seller and he is promt with info and professional.
