The more salient issue is that despite the crappy economy and the anemic housing prices in the US, there doesn't appear to be a fire sale happening
down South.

since there are no comps available except perhaps what "realtors" hold close to the vest... you just don't know.
no one has a data base publicly available like a county recorder where you could look up closings.
my thot is the market actually reflects more or less what is happening elsewhere and will be reflected in how far down a property falls over time if
it sits without garnering a sale - and supposing the seller really needs to move it and is not just checking his market.
i know of at least 2 premier properties that are down substantially from where they might have been 2 years ago.
BTW i traded some emails with this seller and he is promt with info and professional.
