Paying annual Fide fees + Property taxes


I bought a lot almost a year ago and am headed down to sort out the annual fees. What's involved in paying the annual fideicomiso fees and taxes? Is it easy to do or should I get an agent to to it? The paperwork was done in La Paz by an agent.

Easy!!!! Bring your fideicomiso with you & go to the same person you dealt with at the bank where you originally signed it. Bring $440.00 in USD. They'll give you this years payment paperwork, you take it to the teller, pay it & get it stamped, then take it back to the original fidei person & yer done for another year. There's a copy of the property tax receipt in your fidei, take it to Catastro (on Colosio, one block toward the bay from Soriana) Tax office is on the ground floor 1-2 doors back from the stairs to the second floor, a 2-3 minute transaction, unless there is a long line...typically a very fast transaction!

Here in Loreto, I walk into the local BanComer bank and gived them my fideicomiso number and the $330.00 and I'm done until next year. I thought all yearly fees were the same.??????? Who do you pay the $440.00 a year to????

the amount depends on the bank you used and
if you used bancomer you will never get a statment or any responce what so ever they may take 3-5 months to cash your check if sent by mail agravating as hell
im still waiting for my check to be cashed that i sent on dec 12 to bancomer s special address in san yusidro ca so it would get there faster
i have sent self addressed envelops endless email
finally called them and after several calls the responce was there going to pick up the mail there next week????
it makes me want to run down and set up all kind of accounts

phill ill be paying it at the bank from now on can they bring up a statment?? show you your account?? i get a little nevrous when i dont see paper work especally in mexico jerry

Phil, they regulated the annual fee 2-3 years ago for all new fideicomisos through all banks. Any existing annual fidei fees were allowed for the term of the original agreement with the original owner; typically 5 years, in my understanding. Sell the property, the buyer is subject to the $440 ($400 fee & $40 IVA),

My fedio started at $330 and is now $363 its been more then 5 yrs and it spells it out to be raised 10 % every 5 years

Right Jerry....please note that I specified NEW fideicomisos are subject to $440 a year fee....existing fideio's are allowed to slowly increase in cost at the original terms & conditions of the original agreement. So as long as you don't make any changes to your fidei, yours will increase slowly over time. mojo_norte said he bought a year ago, so I assumed his annual fee would be under the regulated fee amount of $440. My original fidei was $330....until I sold that casa & built again! :(

Jerry....Dunno! Sorry! I've related all the information that two different banks gave me. When there is an increase to the current $440 annual fee, it will be at all banks, and for all new or modified fideis....but I somehow doubt that the rate will he honored for the life of existing fidei's, More likely it'll gradually be increased slowly over time like the $330 fees were/are....one would hope for the term of the fidei, but I wouldn't bet the farm on it.
