Wow! The reason you haven't had more answers is because your question is spring loaded. We are gonna have to assume your question relates to proof
of ownership of property. Don't know about Canada but in the U.S. deeds are usually Trust Documents with a trustee which transfers ownership as and
when it changes thru sales, deaths, divorces, etc. Don't believe Mexico uses Trust Deeds. A search of the board posts might put you onto a law firm
in Mexico (Ajijic?) that could help you with questions about deeds. Then on to wills -- in Mexico you'll want a Spanish will and if you've contracted
for a bank trust you'll want it to agree completely with the trust documents as to beneficiaries, survivors. I'm not a legal expert but I did sleep
under my palapa last night.

The beneficiaries of our property are our children. Their names are included as beneficiaries in our fidecomiso and copies of their birth certificates
are on file somewhere here in Mexico. In theory they can furnish a notario with their birth certificates, and our death certificates, and get their
own fidecomiso for the property without probate or other delays.

You will still need a mexican will drawn up by an abagado in Mexico. Your American will is no good in Mexico. You will have other personal property
down there (boat, cars, furniture, etc.) that you will want to pass on. It is not expensive to have a lawyer draw up a simple will. Be safe and not
sorry later.
