Loreto Ejido


In 1999 the Loreto Ejiido started selling off land. They began by subdividing a strip of their beachfront at El Bajo, 6 miles north of town, into 126 parcels, each about 30 meters wide by 100 meters deep. Lot corners were paced off and marked with stones and stick poles. Numbers 1 through 126 were placed in a box and each ejiditario (126 ejiditarios in this ejido) drew a number indicating which lot he now individually owned. Most sold their newly acquired land almost immediately. Prices ranged from a few thousand to $10,000 US per lot. Paperwork consisted of a simple compra/venta signed by the mesa of the ejido and the ejiditario.

These beach lots were sold and resold. Prices jumped from $10,000 to $30,000 to $60,000. A few years passed and the Federal Government did a formal coastline survey, marking the Federal Zone with cement mojoneras. A few more years passed and a second Federal team surveyed all 126 lots' lines, marking corners with barilla and red spray paint.

In 2005 Certificado Parcelarios were issued for each lot, and prices skyrocketed from $60,000 to $120,000 to $180,000.

Now in 2008 Titulo Parcelarios are being issued—the final step in the process. Once the parcel has its title, the land can be put into a Fideicomiso or Corporation. And property taxes will be due to the Municipality of Loreto (about $300/year/lot).

Since this first 1999 beach-lot-creation, the Loreto ejido has divided many additional tracts of land. Notably there are now houses and businesses spring up along along the highway, along the road to the the Loreto Airport, and along the road to San Javier.

And town is full of brand new pick-up trucks and SUVs.
