Ocean front lot in Los Barilles


We are looking for a building lot in the Los Barilles area. Anyone out there know of any lots for sale in the area? Any help would be greatly appreciated.

There are quite a few realtors in the area that would be happy...no, excited to show you what they have. Lot prices on the beach generally start around $500,000 and go up from there. There has been a bit of softening in the prices but not as much on the beach. If you can wait (rent) for a year or two you can probably save a lot of money especially on a lot off the beach.......dt

Wow, $500,000 for a lot. I think I will just continue to hang out on our end of Baja.

There is a beachfront lot in Los Barriles just across the first arroyo... it is a built-up lot that was constructed last year and has a large(but not large enough) stone wall facing the beach... the lot is immediately north(?) of the big green house on that point and about 200 yards before Datil calle... by the way that lot was built at the end of a place where a small arroyo dumped its water after every rain... I haven't seen what happens but be careful...... just curious... have you toured these beachfront properties after the chubascos????? over the past 10 years I have seen more than enough damage to those beautiful homes/properties to convince me that being away from the beach is a better move...

$500,000.00 Thats way over my budget ,do all the lots on the beach cost that much in that area? If so we may have to look at lots off the beach. What about the lots that are on the beach but off the grid?

I think you will find plenty of options at the low end in Barriles but not on the beach, if you come and move slowly to engage property owners casually and socially and make an agreement with the the right people. Many person to person deals are occurring in the low end US$5-50k-direct for rancho lots with payments too if that works. There are also new lots on the beach up toward Calderon past Punta Pescadero but I imagine those are quite expensive too.

When we were in Los Barilles the first week of january we drove up to Punta Pescadora and it looked like there were alot of places that were ready for sale or sold already. We normally can only get away for 3 weeks from just before christmas to a week after the new year. We really liked the Los Barilles area. Any help would be greatly appreciated.Do you live in Los Barilles? There was some equipment moveing dirt down the hill and building up some lots north of town a ways.It did not look like there was much for compaction of the dirt they were moving.I think as soon as there is a good rain most of that dirt will wash right in the ocean.

We have a home (condo) on the beach in Buena Vista (joins Los Barriles to the South). LB and BV are really a continuous community. There is a nice but small beachfront lot south of us. I believe the asking price is $495,000. The development you were describing to the North with the bull dozers will undoubtedly be about the same. Unfortunately there aren't any real deals to be had on the beach in that area. Even "off the grid" lots seem to be about the same. One of the cliff lots South of the big red house near Pescadero was recently reduced to somewhere around $300,000 but it would be a really challenging (but spectacular) build.

gnukid is right about being able to make a person to person deal if you can spend a lot of time in the area but, of course as in all of Mexico, "buyer beware". If it sounds too good to be true, it probably is.

Keep in mind that the LB area has been populated by gringo and mexican developers for some time. There is little (desirable) property available that isn't already known by the local realtors. You can't swing a cat by the tail without hitting one down there.

If you must be on the beach (I must) there are lots of other places that you can hear the waves crashing from home for a lot less.....but we've never found anywhere that we wanted to live more than where we are.

Take your time, prices are coming down....a little. Hope to be your neighbor some day.......dt

Yes its nice there,so is Calif and Florida. Calif and Florida prices are dropping like meterorites and they have something called INFRASTRUCTURE. A paramedic, fire trucks etc. The last time I was down there I saw several homes next to each other, large gated and expensive. Then like a missing tooth in the middle of the group was a lot where a large home had been swept out to sea.

Heavy rains cause flash floods and this home was one of the victims. Just one of the many reasons we retired to La Bufadora and motorhome the penninsula. Its really the best of both worlds, not for everyone but love the mobility.

I drove to Cardonal yesterday and Albondigales (I think thats the name) and yes they are doing a nice job of making those lots on the way to Pescadero. There are also many lots along the way and homes for sale too. It would seem that every fifth house or so is for sale.

In considering locations, one should expect that previously people chose good locations and now the empty lots are those bordering arroyos or literally in an arroyo and along cliffs or with on shore wind and waves making it less desirable.

As far as infrastructure, the region has excellent services from water to police and security and excellent construction workers.

As you look from LB toward Pescadero you can see radically changing terrain and recently we had a 5.6 tremor, previous years had a hurricane hit the region hard so there is a risk in construction, though my impression is those who build appreciate the risk.

So from Rancho Leonero, Buena Vista (currently closed) to Cardonal there are many opportunities. In comparison to Todos Santos, the Sea Of Cortez offers a more accessible ocean for fishing and swimming and in general a sophisticated residential community. The security and feeling here is very calm and pleasant.

So if you are interested, move slowly and you will find something to buy or of course you could always enjoy renting which is a great way to enjoy the region over part time without the heavy commitment.

I sense that few homes and lots are being sold in the 500,000 plus range. But there are some moving and more so the lower end is being swapped and purchased by savvy investors, including many Mexicans from the mainland.

We went down a year ago to try to buy a beach front lot in Los Barilles and the one we liked was $750k. And that was dollars, not pesos! We ended up buying a lot 2 lots back from the beach in a little community with a good boat ramp and beach access to our lot (Santa Maria). It's a half kilometer north of the second arroyo.

We did find an ocean front bluff-top lot for $300k but it had serious drainage and erosion issues and it was 20 miles north of town. We wanted to be close to town for shopping and restaurants.

There was also a beach front lot down by the lighthouse development south of Ribera advertised in the high $200's but that turned out to be false and everything there was high $300's and up. Plus it was very remote and low lying sandy area that looked like it might be subject to flooding in a storm surge.

We are in the planning stage to build a boat garage and guest house on the lot. Some day we plan to also build a house and retire on the lot there. It's a nice community.
