ANOTHER PRICE REDUCTION - House for Sale in Punta Chivato
I'm back online once again and even more motivated to sell than before, so i'm reducing the price of my 2-story house on Shell Beach in Punta Chivato
to $130,000 US (includes Fideicomiso and PROFEPA clearance). The approx 30m square x 30m square lot includes the following amenities: 2nd story
bedroom w/half bath, tile deck and great views of Bahia Santa Inez, Bahia Conception, north desert and Vulcan Tres Virgenes; lower level w/full
bath/shower, kitchen, LR and area for parking boat or truck inside. Running water + Pila, solar, propane water heater. Small garage in back has room
enough for a quad(s), storage, tools, etc. Solid perimeter rock wall w/metal gates and landscaping. One row back from beach. Picture shows property
before gates installed. others available upon request. All taxes on property are current. Reply via U2U

What are your monthly costs with this house? In other words if someone bought it outright, what else needs to be paid? I realize some costs are
based on usage like utilities but can you give me some idea? steve

I suspect I have about the same utilities expenses as RedBear propane for two fridges, stove, hot water about $150us for 6 months. Water is $4us/cu.
meter and I use an average of 4cu.M/mo. They have solar so no Elec. bills. Phone & internet is available too.
This is a really clean little house and I think it is the least expensive turn key in Pt. Chivato. The lumber yards is at the top of that parcel
where the landlord lives so your hardware needs for your projects is close. Also when the community center is built it will be up there too. There is
a beach access to launch a boat or kayak not even 100yds away. The neighbors are good people & there is almost always some neighbor living there
year round for security. There are 3 restaurants, a mechanic, maybe a small store in the future and of course some of the best Baja beaches you'll
find. Mulege and Santa Rosalia are close and Palo Verde at the end of the dirt road on the Hwy has enough stores to buy all your basic shopping needs
and a laundry to boot. And there is talk about some real road improvements too.
